large discrepancy in rental amts for same apt - a clue there is something drastically wrong

This is the current headline in Craig's List, offering apts. at Foxwood Place.
As a current resident and previous reviewer, I indicated the apt. I now occupy would require that I pay 30 %, 40 % or 50 % over the current rental...that is $300. , $400. or $500. ...depending on whether I signed a new lease, moved to a "renovated" apartment or remained in the same apt. on the current lease status.
The apts. are now being offered to new residents at a the price listed above - about $96. more than current rental ...approximately what the rental increase would be under for the new lease year with previous mgmt. company.
I don't think Foxwood Place would be a good place to establish a new residency. When the discrepancy in rates charged for same apts. is this large ...it indicates that something is basically wrong - with the bldg., the apt. or (I believe) with the mgmt. company. Other residents who have been required to sign "new" leases with this mgmt company are also being required to pay a much higher rate than offered to new residents.
There is no reason for any resident to think they will be treated better by the mgmt. company than the resident who is treated the worst by the mgmt. company.

Wow good response. I totally agree with you that the increase in price is not worth paying when you see the returns. I have yet to check out the renovated units, but I dont expect much from that also. I plan to move out. Did not hear rumors about armed person. However, I know that few months ago SWAT was called in the building because of a tenant who seemed to have kidnapped his girlfriend. From what I have heard, he is no longer living in the building. I know I am moving out.

Just to confirm, I live in the building and last week someone was arrested right outside the building. The same day a cop was also stationed in the parking lot ensuring cars were locked and placing notices on the windshield about recent break-ins.

I agree completely, the prices that they intend to charge people are way too high for what you actually get. I did see a renovated one bedroom apartment, and you are correct. The updates are to the kitchen, bathroom and venetian blinds only. They still have those outdated closet doors, and obviously they can't change the square footage. I personally can't justify paying hundreds of dollars more for new tile in the kitchen or new counters, when the kitchen is still the size of a teaspoon. Just not worth it. There are a ton of apartments in the area that offer more space, have better building ameneties, secure parking, and at a reasonable price. Which is why I chose to move out next month.

I also agree completely. We just moved here in August and was not told of the planned "renovations" until after we signed the lease. So far I have been happy with my apt. Very spacious. I looked at the "renovated" apartment and it was nothing special. No hardwood floors, no w/d in unit, no granite countertops, no new closet organization, no new closet doors, just basic fixture and new kitchen appliances and countertops. I don't even see why they can't do these renovations while we are still living in the apt. The price they will be charging is crazy because they are way over market. I could understand if they did all those improvements I just mentioned but they went the cheap route. It really is a nice building. If I wanted to pay these prices I'd move to Cameron Station where everything is upgraded. Oh, to the person who mentioned the SWAT - my neighbor beat his girlfriend in the hallway and then threaten to kill her with a knife while she hid in the laundry room. The cops were here for a while. He is still in the apt and SHE went back to him.

I have lived at Foxwood for several years and am not happy with the attitude of the rental office staff. However the apartments are pretty quiet so I am hesitant to move. Can somebody be more specific about what high rise apt. might be more value for the money? Thanks

No has told you all,but, the whole point is for all the old to move out and bring in new tenants with new money. Yes, they are renovating the apts, but, they have to get their money back and then some.(that is the plan)

What I don't understand is that my unit is advertised at market value 200.00 less than what i am paying now. My lease is up and I complained about it and they told me that those rents 200.00 lower go up after the new tenants first year. has anyone who came in at this rate been there for one year and did your rent increase 200.00 on your renewal?
