Since my last posting (below) management seems energetically responsive to the concerns of residents posted in this forum. I'm on the verge of going back to recommending Halstead Tower as a superior place to live. I'm waiting a few more weeks, however, to see whether or not our new Community Manager proves fully credible.
I have to agree with ireturned. The trash rooms are totally neglected in this place. You'd think, at the very least, an attempt would be made to keep these clean. I'm dumbfounded that sanitary conditions do not seem to be a priority. Management has been pushing to get the building filled with tenants, and now that a sizable number are here, it's apparent the building's management is incompetent, having no clue how to maintain an apartment building full of residents. I expect sanitary conditions in any place in which I'm living. One shouldn't have to bring such things to management's attention. It's management's responsibility to monitor them. These are just that fundamental. It has nothing to do with "luxury." This is about all-too-basic upkeep. Are there no performance metrics at Halstead Tower' If the deterioration in living conditions isn't arrested soon, as more new people move in, it will soon become quite disgusting, as acts of neglect proliferate and compound. Can rodents and other vermin be far behind' It had been mostly good up to now, but the way things are going presently, I'm scouting out new places (with established, competent management with verifiably good track records) to live once my lease ends. Given what one has to pay in rent, I can't in good conscience recommend Halstead Tower. It's an axiom in the business world that intelligent "customer service," exceeding expectations, is paramount. It's very expensive to recruit good customers. Retaining them, building their loyalty and trust, builds one's reputation and competitive edge, attracting additional customers willing to pay for quality. Service consistent with an advertised standard is all that's needed. This is the most efficient and profitable way to build and expand a business. We've been told a new community manager is on the way. This person will have to be of very high caliber, modeling and showing concern for the quality-of-life every tenant has the right to expect from Halstead Tower. Perhaps the online tenant survey is an attempt at establishing a baseline and developing relevant performance metrics. I'm a (cautious) optimist at heart; I'll be watching very closely. And, as the saying goes, if not satisfied, I'll take my business elsewhere. No great tragedy--it's just how things work in a free society. Halstead Tower's failings are other residences' opportunities. Let's see if this place knows how to make real money--by investing in the people they've attracted to live here.

I agree the maintenance is deteriorating. A lot of things go unattended, e.g. fully-packed shuttle, towels in the gym, cocoa in the coffee machine, trash in the lounge and trash rooms, bikes along the corridor etc. Management is working on it I suppose, but not at a pace to keep up with an increasing number of tenants. Same number of maintenance staff but tenants almost doubled. I only notice a new guy from the leasing office -- implying the management is pushing hard to get new tenants.
There're also structural problems. The bathrooms have no active vents. Smell from other apt flows in but can't get out. It's unpleasant.
Water continues to have residuals.
Priority for the management:
1) Revise shuttle service to account for an increasing number of tenants.
2) improve sanitary conditions. No littering; no trash in the lounge and trash rooms.
3) Increase newspaper/magazine subscription copies.
4) Keep it upscale in the lounge condition - no cocoa? creamer is gone the second it's refilled?

I agree--I really would like to see all these problems addressed. From reading the letter sent out recently by the Acting Community Manager, it seems that data from the online survey will be directly communicated to Metric Property's "home office" for action. If this is the case, it behooves EVERY tenant who wishes to live comfortably at Halstead Tower to complete the survey and see if management is serious about change. Perhaps these people do have a plan. If so, it should be better, and continuously--actively--communicated us.
Further, there is evidence of building management's incompetence in the extensive lease they made everyone sign. Apparently they believed this reduced their liability when, in fact, it increases it, when one takes into account their leasing and re-leasing practices. They have opened themselves to greater scrutiny, on the basis of apparent fraud. In common law, the definition is "a knowing misrepresentation of a material fact on which the victim reasonably relies and which causes damage. I'm fortunate to have quite a few lawyers in my family, so I'm now looking into the legal options if things don't improve soon. And, to respond to one poster, it is incorrect to characterize one as a "spoiled brat" on the basis of that person having entered into a contract (in writing and/or orally) to PAY for services that ultimately aren't rendered. One has every right to request and to expect relief when s/he is damaged by a party's conscious misrepresentations. If the leasing staff, on behalf of the landlord, makes representations that are false, the landlord may be held accountable. If one is forced to expend effort, time and expense to seek out a place in which to live that actually provides what one had been led to expect at the place wherein s/he had signed a lease and accepted certain oral representations, that person has been damaged. Moreover, in the case in which there is evidence of a pattern, corroborated by several leaseholders, well...

Well, C'mon now, you can't be a spoiled brat! Do you expect someone to stand there and refill the creamers and cocoa continuously? Maybe the tennants should start policing eachother and being rude, gluttonous, and messy!!
