We moved in here 4 years ago and at first loved it. It's a basic apartment, close to the city, and within walking distance of parks, tennis, grocery store, etc. Being that they are old, I didn't have high expectations-the kitchen is small with limited counter space, the hardwood floors can be great or a pain depending on how you look at it, and no central air/heat. We live on the third floor and find ourselves roasting year round. Management controls the temperature and we often have a window open or the fan on in the winter. During the summer it can be unbearable. Even an extra AC doesn't always help as it seems the wiring is old and the power goes out if you have too many appliances going. And let's not talk about the bugs! At first we were concerned it was just us but quickly ruled that out as neither of us had bugs in any of our other places. After reading reviews up here we realize it seems to be community wide. They made a big deal of spraying for bed bugs a couple of years ago but shrug at the roach infestation. The walls are paper thin-we can hear our neighbors downstairs, across the hall and in the building next door. I'm talking hearing the music clearly, conversations, and intimate noises. It almost makes you hate your neighbors because you can hear everything! Parking can be a hassle if you get home later than 8 or 9pm. We are looking to move in the near future as the constant rent increases, at least 3 in the last 18 months, and no increase in amenities or cleanliness are beginning to make it not worth it to live here. I'm not saying it's a bad place to live but take a look around or only commit to a short term lease and check it out for yourself.

I have lived at the LLoyd Apts for many years.... To my knowledge everyone gets an annual increase depending on their lease date... This year I only recieved a $30 increase per month and they are still paying all utilities. I have never received more than one increase per year so how you ended up with 3 in 18 months is beyond me and I find that hard to believe... They also do not charge you a steep increase to stay on a month to m onth lease as other properties do according to some of my friends. I have never had a roach or a bed bug problem... Watch the news bed bugs are everywhere and unfortunately you can get them from moving trucks or using storage units.. Yes these apartments are older and you do not have many fancy amenities but the grounds are clean, the office staff is responsive and friendly and maintenance requests are done the same day... I personally cannot complain as the location is great, the rent is affordable and they pay all utilities... I would hate to think what I would be paying for gas, water and electric at a complex that did not pay them for me... It is a very quiet neighborhood and I personally dont mind washing my own dishes... I guess some people are just spoiled or enjoy eating sour grapes...

I agree, I live in Lloyd Apartments too. It is an older building so obviously it doesn't have tons of fancy amenities. The fact that utilities are included, the close-in location is convenient, and all the staff members actually live in the community is a huge plus to me. And honestly, I don't know how you can do any better than this for any less money. I remember when I was looking around for an apartment before moving in here, and everywhere I looked that I could afford was either too far out or the reviews were not good, making it clear that I would not be happy at those places. Before I moved in we read the reviews of Lloyd Apartments and the complaints always seem to be the same - some bug problems (honestly, we've never had any problems), no washing machine, and old buildings. But I dare anyone to find a better place to live that is so close to DC and includes utilities and has such a good rating.

I guess I have mixed feelings about living at Lloyd Apartments. I am a long time resident and have seen this property go through its ups and downs. When I first moved here, the clientele left a lot to be desired, and there seemed to be a lot of shady characters. It was noisy, the grounds were not well kept, bug problems were not unusual, storage units were broken into regularly, and there seemed to be signs of drug related activity. Over time, each of these situations improved until I felt that Lloyd was probably one of the best, if the not best, values for renters in the DC Metro area.
In the last year or two, I'm sorry to report, things seem to be sliding back. While the clientele is still good, other problems have occurred. There seems to be a return to the days of roach problems, and management seems slow and unresponsive when it comes to repairs and other services. The maintanence staff is wonderful, but the management seems to not really care about its tenants the way they did say, 5 years ago. The contractors they use seems incompetent or lazy because the same problems seem to occur again and again. Why not spend a little more money and fix something the first time, insted of doing a lousy job over and over, with no real fixing of the problem? Some features and appliances may have been ok 5 years ago, but now they need replacing or fixing and it seems that the managenment, owners, or both don't want to spend the money to fix things once and for all.
Parking was never great but was adequate. It is just barely ok these days and you have to be really careful when backing out of a parking space.
There are still a lot of positives, and overall, Lloyd still is a very good value, but I hope that it doesn't go downhill any further.
I must say in response to the inital poster's claim of 3 rent increases in 18 months that I find this really hard to believe. Tenants get one increase each year, and it is usally a very reasonable amount, not a whopping increase.
