Like A Slum w/ Nicely Landscaped Grounds

Having lived in several complexes over the years in the WASH DC Metro area, I must say this is the worst by far. I am a good tenant, have always paid my rent on time & follow the policies and rules of the complex. In other words, I do not play loud music or make other loud noises, I don't litter or toss trash or cigaret butts off of my balcony, I don't loiter outside or in the the back of pick-up trucks or in the parking lot guzzling beer & blasting music talking loud or shouting constantly. I adhere to the policy of keeping my balcony neat/uncluttered & have only patio-type furniture out there- furniture designed for outdoor use. I don't have kids, but if I did, I sure wouldn't let my young children obnoxiously carouse & roam all over w/out any adult supervision outside until all hours of the night. But that's exactly what I've had to contend with continually since moving here last Fall. I predict that Meadow Creek will be a gang-ridden spot in the next couple of years. It's going that way now, and it is obvious that the caliber of people management is approving to rent here are of that ilk. Disrespectful, streety and hoody behavior on the part of tenants & their guests abounds. I've reason to believe that several tenants are allowing numerous friends to live in their units- exceeding permissible resident capacity, as well. The unit across from me appears to have at least a dozen people living there, as this group of people never leaves, as mere visitors would. This crowd is clearly entrenched in the unit. The scene here is getting progressively worse w/ each passing month. When I've complained about such situations- especially when these things are occuring late at night during the work week when I have to rise early- management treats me like I'm the problem or a 'wavemaker'. Why, because I follow the rules and respect others right to peace, quiet & safe living' Management has flat out treated me w/ hostility and contempt (lousy customer service) any time I've gone thru the complaint process. Which by the way, requires you to take the time to go over to the front office, fill out a form, and identify yourself on the form (no anonymous complaints allowed). So, the tenants you're lodging a complaint against will know excatly who filed it. Nice. Yeah and those same people know which car you drive & where you live, too. Management has told me that they really can't 'enforce' the rules to those who are violating them. Well, why not' You don't have to be blind to walk around and see for instance that plenty of residents have stuffed/upholstered indoor furniture out on the patios and balconies- which is clearly prohibited in the bylaws. There are numerous units with this type of furniture on the patios/balconies and other prohibited items that have been this way since I moved in. It's not something anyone would miss by walking around. It's clearly a widespread and ongoing violation. Ironically, management puts little bulletins under doors bulletins from time to time 'reminding' everyone of the rules, prohibited practices, etc. But at that point, they feel that's ALL they need to do. When the rubber hits the ramp, they will not do anything to rectify the situation or solve the problem. All talk & no action. They side with the people you're raising an issue about. They don't want the boat to be rocked. This caliber of tenant is defiantly & blatantly disregarding the rules. So why can't management enforce that (the rules)' All they have to do is walk around, note which units are in violation and write them up (eg, enforce the policy) & make the resident remove the item or correct the problem. But when I complain, managements says sorry, we really can't enforce it. And they don't- as evidenced by the situation remaining the same. My lease has a clause specifying what's prohibited and waht's permitted. It also states that excessive noise will not be tolerated. But management apparently doesn't see it that way. The numerous errant tenants living here know that there are no consequences for their actions since they're not held accountable. Again- why can't management enforce such rules- Isn't that their job' Hint: Some of these 'violators' living at Meadow Creek work for the management company in some capacity, or are friends of these employees (probably referred by these same employee-tenants). Gee I wonder if that has something to do w/ them being allowed to bypass the rules. Also, when I've contacted the front office w/ a concern or problem, they will promise to call back, but don't do so. Thus, it's up to me to follow-up/chase them down. There's always some lame excuse why they didn't call back. As stated previously, they act like I'M the problem instead of the residents who are breaking the rules.
This is without question, the most poorly run complex I've ever lived in. To me, it is nothing more than a slum in a wooded setting. I definitely would not recommend renting at Meadow Creek- or elsewhere in the Mark Center as the same management company (JBG) runs other complexes in here too. They are not the only game in town. And, w/ such a huge glut of open rental units on the market nowadays, you can do better rent-wise and otherwise. There is no doubt that I'll be leaving when the lease is up. Preliminary inquiries of other nearby complexes have shown that it's certainly a 'tenants market' out there now for those shopping for a rental deal. I can get a better rental price with more amenities, more sq. footage, and security services- without even leaving this part of town. The day I leave can't come too soon. It's been an absolutely horrible experience.

I must say that I have lived there before and the way you describe it seems like it has gotten worse. I would suggest that you take this up with the company. Since the complaint form is not working I would do that. So they can come down and look at it. Also, call the inspector I am sure something is wrong there. Believe me you are not alone. I understand that people have to live and have fun, but there comes a place and time for everything. I think half the people that work in that office are very rude they were when I were there. I also think that you can take it to the bbb if the company who owns it does not solve the problem. I am sure if they take a look at what goes on then they would not be happy. Secondly make a copy of everything you give them because some how some reason they miss things or lose your file Anyways good luck and I hope it works out. No one deserves to be treated like this or live like this something really has to give!!! It is sad that the apartment people are not concerned. If I pay rent somewhere then I am paying my hard earned money to stay somewhere not to be dealing with all this crap. Of course it is not perfect nothing is, but when it comes to a rental company they should have better standard than that. The company I believe is JBG that owns it here is the website http://www.jbg.com/page.cfm?pageID=8&BldgID=126. Don't leave an email try calling. You can also try reminding them of the laws. http://www.uslandlord.com/laws/vastatelaw.html Hope this helps
