I am glad to see a few more recent positive reviews of this place. I can't believe I was concerned about moving in here due to some negative reviews on this web site.
We've lived here nearly a year and it's the best apartment we've ever lived in. It seems expensive, yes, but some research on the area shows that rent prices here are pretty much average, not outlandish, for the area. It's a great area...so close to Old Town and all its fun. Right on TWO metro lines. 10 minutes to Pentagon City or Crystal City for shopping. 5 minutes to Potomac Yard. It's super-convenient and worth the money to me. Furthermore, we sold our second car since we don't need it. We're saving a ton of money on car insurance and taxes and repairs thanks to this great location.
Our apartment is very solidly built. We RARELY hear our neighbors. We live on the 3rd floor (in phase 1). Our utilities aren't bad. The sun does heat the place up, and the sunroom does get colder in the winter, but being this low it hasn't been a huge drain. Our heat bill was $80 at the most (and I like the heat on 72). AC was like $100 at the most on July.
Maintenance was been very efficient in solving our urgent problems. If something isn't urgent, you might wait a few more days (ie painting something). But we had problems with our washer/dryer unit...two times. They very promptly replaced it both times and they were very apologetic about the problem. One of the times, we smelled smoke after hours, and one of the maintenance staff drove in from DC just to look at it at 9:30 PM.
Parking spaces are tight...my recommendation is don't by a gas-guzzling Hummer and you'll be fine. We've never not been able to find a spot, even if it was tight. Parking underground is really getting us spoiled.
I find the gym sufficient for my needs. I have rarely found the elliptical that I like occupied. There are TVs whcih is nice too.
The pool is tiny, but it's good for taking a quick dip and laying out on the roof deck. The roof deck is such a nice feature. You can even see fireworks from up there when there are fireworks in the area.
So overall, we just find it very comfortable nad convenient here, and we find no problems with maintenance. Furthermore, we just renewed our lease...it is going up a mere $50. That's actually on the low-end of rent raises, if you ask me.
