Uneven, and Not Well Managed

Free shuttle bus to Pentagon City during commuter hours (this complex is a bit far from the King St metro station, but the shuttle makes it easy to commute via metro).
This complex was sold a few years go. The new owners are Equity Rentals, which is apparently a nationwide firm. They certainly have plenty of rules. There is a $300 non-refundable pet "deposit" (how is it a deposit if it's non-refundable'). There is also an additional "rent" charge per month for each pet. On site management is young and inexperienced - it shows. They have gotten rid of most of their experienced maintenance people. They don't have the trash compactor emptied frequently enough - it's common to have a pile of trash bags outside the compactor on Sunday night, because the compactor is full. They supposedly have a recycling program, but don't enforce it - tenants toss their trash in the recycling bins, and the trash collection company just empties those bins into their garbage truck. One result is raccoons hanging out by the recycling bins at night.
Rent increases have been regular and substantial. Additionally, they forced all residents out of the town house section, intending to go condo. By the time they were all out, the market had softened, so they opened them back up to rentals, again with substantial rent increases.
This complex shows well, but doesn't quite live up to its promise. Given the cost of renting here, one would expect more

I have been here for nearly two years and jjust received management's offer to sign a new lease. They want $2,060 per month (up from $2,000)for a three bedroom apartment but are advertising the same on www.rent.com at $1,800.
This is the final straw. I won't be staying.

The townhouse section is actually owned by a different company, JBG, and as far as I know they didn't force the residents out, though they did file for a condo conversion. (Lol@ these being condos - I've lived on the townhouse side and on the apartment side, and both places, the construction is crap. I swear they fastened the floorboards with thumbtacks. And they sure didn't bother with insulation -- why would they when tenants pay utilities directly?)
The cost is kind of high for what you get. Unfortunately that's true anywhere this close to the city, unless you can get a good deal from a private landlord. I know some people, for example, who've been happy renting at Fairlington and Park Fairfax, two older condo complexes with more of a neighborhood feel. If I didn't have pets I'd try out a private rental. In fact I may drop off Muffy at the shelter today just to expand my possibilites! (... eh, not really)
