My husband is in the military and we first chose this location because the rooms were large, quite a few utilities were paid for, it was a good location in between base and my school in Maryland and because we didn't have to come too much out of pocket from the housing allowance since I wasn't getting income at the time. It seemed like a good idea... We only lived there for a year but wish we could have moved out before then.
The first problem we encountered were the roaches! We had roaches the first few weeks we lived there but they came in and sprayed. We didnt have many problems after that but we did have to keep the kitchen absolutely spotless to avoid isolated occurrences.
Also the water in the shower would get really hot --- then it would become freezingly cold! After making a call to maintenance they swiftly arrived the next day... the problem went away for a few days then returned.. we called again to complain and they came just as fast.... but the problem returned even faster.. Needless to say the problem was never resolved.
If you move there be prepared to get dings in your car doors... And if you come after 8 or 9 o'clock good luck on finding a spot. The parking there is God awful. The spaces are sooo tiny! It was even difficult for our 4 year old to squeeze out of the car after finding the only available spot. Another thing I feel I should mention is that my car was TOTALED in the parking lot as we slept, as well as the two other cars that were parked next to it. (hence the small parking spaces) My car was only 3 years old.. so it was not easy to total!
I don't like to complain about neighbors because it's often a hit or miss situation.. But, they could be in their rooms having a regular conversation and it would sound as if they were sitting in the room with us, the walls are soooo thin! They also often had their music blaring literally all night long sometimes until 4-5 am (often listening to the same song on repeat -- to add to the irritation!!).. We could complain all day to the management and nothing would be resolved. The only way we found to resolve the problem would be to actually go over and talk to them (or at least try to talk to them attempting to break the language barrier.) Usually just to have the problem reoccur a few nights after..
After the 10th month or so we got a notice stating that the rent would increased by an unbelievable $400 dollars. A year you say' NO A MONTH'!! Who can afford 400 extra dollars a month' I guess I should be asking who in their right mind would want to...'' Especially for a place like that...
We talked to the property manager about the increase; she agreed to a lower price that she later denied doing when time came to resign the lease... I went above her and still encountered very rude and unhelpful people regardless showing them the e-mail she sent me confirming the lowered price.
Fortunate enough for us they were kind enough to allow us a whole month to find a new place to live without incurring any additional fees... And to add insult to injury three months after being in our new place we received a notice from a debt collector saying that we owed almost 2000 dollars to Orleans Village. We didn't receive a single notice or previous warning from Orleans Village.
After writing this review I'm trying to think of even one nice thing to say about this complex but I'm finding myself at a loss for words.
