I didn't get to finish my review, b/c I ran out of room, so here goes.

PROS:
------------------
* Location- within walking distance to everything! Metro/Amtrak/Old Town. Lower car insurance and gas offsets the increased rent. My unit faces the ------- American Heritage park (great place to walk/run), so I don't hear the construction going on across the way. I usually work during the daytime, so I'm not here anyway to be bothered by the construction.

* Top Floor Lounge- 11th floor outside lounge has a great view of Old Town and DC. This is an awesome perk. Also, infrared BBQ grills on the courtyard are a nice touch as well, haven't had a chance to use them yet.

* Leasing Office- Eric and Lexy are friendly, competent, and professional.

* Concierge- Angel, Walter, Christine, etc.. are great, take care of the packages. It's very convenient to drop off a UPS/USPS package shipment with them.

* Security- everything is controlled access and requires an electronic key to bypass.

* Grounds- well maintained- the bamboo gardens in the courtyard are unique for an apartment complex.

* Units- I moved into mine brand new, the built-in shelves are very convenient. The floor to ceiling windows afford a nice view, and the slab concrete construction is great for insulation. Closets everywhere, multiple cable/tv/electrical outlets everywhere. I was disappointed though that the carpets weren't berber, but hey, it's pretty luxurious.

* Noise- I rarely see my neighbors or ever hear them. In fact, I can't hear anyone.

* Maintenance- I haven't had any problems yet, and yes, the parking garage door was broken for a few days, but they were quick to repair it.

* Gym- the gym is very well equipped for an apartment gym! Who wouldn't want their own personal LCD-TV attached to a treadmill'

CONS:

* Rent- Like all places, my rent will probably skyrocket next year after this nice intro lease ends. However, this location is so ideal.

* Pets- I'm not a big pet person, and there are dogs all over this complex. Most owners are very courteous, but I usually have bad allergies from pets. And a few pets have had accidents when they couldn't exit the elevator in time... but they were cleaned up quickly.

* The walls which I thought were painted a great off-white (sand-colored) sheen, are in fact, not painted. It appears to be painted-construction paper!! Easier to replace I guess. But it may wrinkle somewhat, like in the bathroom.

* Bills- like all places in the DC Metro area, there are bills for everything. Electricity, Water, Trash, Renter's Insurance, etc... prob. adds another $150 to the monthly bill, and next year, the amenity fee, which was waived this year, will be added.... I hope I get a raise.

And there you have it. It's expensive, but hey, any other brand new place near Old Town, or in the DC Metro area is also similarly expensive. Rent here for the location, great leasing staff, and other thoughtful, and professional, yet personal touches.
