I've lived at Post Carlyle Square for over a year and plan to move soon.
The Good:
The best thing about this building is the location - close to the King Street Metro, two blocks from Whole Foods, and a short walk to Old Town. Also, I was the first person to live in my apartment, so everything was clean and new.
The Bad:
Maintenance problems. So far I've personally had problems with the dishwasher, air conditioning/heating, and shower. The management is very responsive to maintenance requests; however, the problems tend to come back again after they've been fixed. I think this is because the appliances and fixtures themselves are cheap. Furthermore, residents are always getting notices that maintenance might be entering apartments to do various checks and repairs. I've never lived in a building where maintenance entered all the time without asking permission first. So intrusive! It's a new building, so why are there so many problems, checks, and repairs.
Rules. There are too many of them. For example: the pool has limited hours and residents are only allowed to have one guest. All other guests have to pay $10 (does Post actually think anyone would pay $10 to use what is essentially a kiddy pool'). Another example: why aren't residents allowed to walk on the grass in the courtyard' It would be a great place for a picnic or playing with kids and pets. As it is, it's a waste of space.
Management. The management is very friendly, but inflexible if there are any special requests.
Noise. It seems like there is always some sort of noisy work being done by the building out front. Also, it's right near several major construction sites.
Parking. There is a huge parking garage under the building, but no guest parking. This is a big problem. Also, it would be great if Post would get a Zipcar.
Overpriced. Post Carlyle Square is WAY overpriced for what you get in return. The rent is the same as what you would pay to live in a similar building in DC itself. It was a good temporary home, but I'm moving to a cheaper building as soon as my lease is up. For example: right next door, the apartments are almost as nice (they're just not quite as new) and there's a bigger pool, gym, and clubroom.

You forgot to mention:
1. Terraces are closed after 11pm weeknights and midnight weekends.
2. You are no longer allowed to change the channels on the T.V. downstairs -- you have to ask Walter for permission!
3. Doors to the lounge after 6pm so you can only enter through the kitchen.
4. Constant buzzing/humming on terraces from rooftop fans or something
5. You have to pay a fee for the water used in your A/C!!
