Overall a very good place

We have been living in the new building (Phase II) for nearly 8 months and overall it has been a very nice experience.



The appartments are fairly small but the layout is really good and convenient (at least in the appartment we chose).
It is a brand new building so obviously everything looks clean and in order. The lobby, elevators and corridors are very well maintained.

Appliances (microwave, dish washer, washer/dryer and stove) do the job well and we don?t have any complaints.

The thermal insulation is very good: it?s now in the 20s and we have turned on the heat very occasionaly for a few minutes at a time when it gets a little bit chilly. However a couple issues:
- the temperature regulator is really junky and inaccurate. When the heat goes on, it will really overheat the room before it shuts down which is a real problem especially at night (though the insulation is good enough you should not need the heat at night)
- the other issue is the sunroom. It gets extremly hot during the summer (over 100) and cold in the winter as soon as the sun goes away which makes difficult to really stay in the room for long periods of time. But the sliding doors do nicely the job of insulating the rest of the appartment. Our utility bills remain very reasonable and fairly constant over the year: $20 to $30 for the gas and electricity which is pretty good for 2 people. My guess is that the bills would go up significantly if you decide on keeping the sliding doors to the sun room open in order to be abble to effectively stay in this room.



The noise insulation is good. We don?t hear the voice of the neighbours or music, TV... But you can very clearly hear the kitchen doors closing. I don?t know why! In the same way vibration can be felt when the freight train goes by even though it is not a nuisance and very occasional.



There is ample parking space even at the first level. There is a storage space for bikes but I wish there were some features to attach your bike to.



We had a couple minor problems in the appartment that were addressed the same day by the staff.



Up to now, the management, in particulary Jennifer, has been very responsive and helpful. The night concierge even though she will do her job is not friendly.



We enjoy a lot the location: 5 minute walk to the metro station or the potomac trail and 15 min. walk from King St.. The area has some public housing around but we have walked through many times even at night, without any problems.

Globally I have much more good things to say than bad ones and we are really enjoying our time here.
