We moved into the "Reserve" when it was run by Trammell Crowe, who was the initial property owner/builder. We are going on three years as residents. We moved from a high-rise luxury apartment building in Crystal City - The Lenox Club. We moved mainly because we wanted more space than the small 2 bedroom apartment we had in Arlington. We chose the 2 bedroom loft in the garden style building. It has been a very nice unit. There have been problems for sure. I knew that there would be issues with a new complex. It is the same if you buy a new home. There are always going to be small problems that have to be worked out. For the most part the management here has dealt with the issues. Our refreg went dead and they came and replaced it the very next day. I do agree with others that have posted here that some issues the management seems to ignore in the vain hope that the problem will go away. We park in the garage and actually had my car towed on the second night we were here becuase the towing company thought that they were supposed to enforce the parking policy by sticker when at the time the management office hadn't finalized issuing out stickers. It was annoying but they got my car back quickly. Since then i have learned to just go with the flow with the parking policy and haven't had any problems. Although, i think the residnets here need to come to terms with the fact that the garage is not a race track. People should use thier headlights while in a covered multi floor garage. That is just common sense. The place could be much more secure than it is. I don't understand why there are so many access doors that are constantly broken. It is obviously lazy residents who forget their keys and just break the doors down. However, it just shows the quality of construction that the access doors are so easily damaged.
As far as noise goes, we live on the top floor so we seldom here any floor/wall noise. Everyone knows that in apartment complexes like this the top floor is always the best. However, the gun noise from the Police Shooting range takes getting used to. So doesn't the occasional steam venting of the recycling plant up the street.That noise must be able to be heard for miles. The other real annoying thing is the occasional tar smelting smell from the tar/asaphalt company. When the wind is right watch out its bad enough to make you barf if you have the windows open- especailly in the summer.
It has been a nice place but i would look around a little more if i was thinking about moving here. There are alot of little annoying issues that conspire to make living at Reserve less than desirable. However, it also must be said in the developments favor that these things are obvious to any buyer who checks on the neighborhood.
We have been checking around for developments that are as close to work and priced similiary and haven't found any yet.
ALthough, there are alot of new apartment buildings/complexes in DC that have recently been built and we will be checking those out. Obviously, they will be more per month but the commute will be less and if we can get rid of these annoyances that will be positive.
Overall, new buyers should realize the neighborhood they are moving into and use that against the property management company in coming to lease terms. It can't hurt to try.
