Pricy but modern apt is OK for some.

I have lived at the Reserve at Potomac Yard for almost 2 years; I will be moving out at the end of April to a newly-purchased condo. The Reserve has its share of pluses and minuses. Pluses are proximity to a large shopping center (including Target, BestBuy, Shoppers, Barnes&Noble, Old Navy, Starbucks, Subway); driving ease to DC (can get to Union Station in 15 minutes!), and the age of the building (less than 3 years). The rent is on the high side. I definitely recommend renting a bigger apt and finding a roommate. The small, one BR (like I have, called the Alexander) is not worth the money. The clubhouse amenities, with pool & hot tub, are very nice.
The property does have it's negatives: property management has been unstable for the last couple of years but Equity Residential (equityapartments.com) has assumed management on April 1. The overall construction quality of the building is fair. The construction was done hastily so you will find poor paint spots, cheap carpeting, and early degeneration on the property. The apartments have very little insulation so you can hear what tenants above, beside, and below are doing; overall, the property is fairly quiet. The parking is fine; garage has assigned spaces. The gates occasionally operate and while the neighboring homes are in poor quality, they will be gone in under 2 years as companies are buying those homes for demolition. Happy hunting!
