I came across this site while searching for other possible apartments as my lease is ending in a couple of months. After reading many of the reviews for Reserve as well as many other complexes, I've decided to renew for another year. All complexes will have their issues depending on apartment location, what floor you are on, the parking situation, etc. My advice: make onsite visits at different times of the day, different days of the week, and thoroughly check out your apartment before moving in.
I live in a 1-bedroom on the second floor and have not had that many problems. Occasionally, the guy upstairs plays his music a little loud and the neighbors get a little vocal on their decks when hosting parties - nothing unusual in an complex as large as this. I am most annoyed by car alarms that blare 24/7 from the adjacent garage. The Reserve put in the cheapest front door available so the sound just resonates throughout my apartment. I can hear people walking by, as well.
Yes, the gates are a problem - there is too much traffic in and out of the complex for this type of system. Also the "visitor" callbox that allows visitors to enter is not well placed - Often the entrance backs up because of confusion.
The "swamp" is pretty unpleasant to look at and I'm glad I'm not on that side of the building. The neighborhood looks a little shady but as a young female, I haven't had any issues cutting through it to get to the stores at Potomac Yard - even late in the evening. And yes, my utility bills were unexpectantly high for my little apartment.
What I love: Strong dog-socializing residents. Most are responsible and pick up after their dogs - and everyone is very pleasant. Great clubhouse with a billiards table, fitness center, sauna, pool, and business center. Location, location, location. No bug issues. No real maintenance issues. No management issues.
