Just not worth the money.

I think this complex is fairly new. Unfortunately I do not believe time was taken to ensure that proper noise insulation was put into place. In fact, in my particular unit it is ridiculous. I live on the third floor in the building at the rear of the complex in an apartment, which faces south. Presently it is called building 100. I can hear my neighbors on the 4th floor when they walk (shakes my walls sometimes) from their bedroom into their kitchen. I can hear when they open cabinets and their refrigerator. This is pretty annoying. I can hear only casual noise from my neighbors to left and right, such as washers, dryers, and sometimes music which I can deal with most of the time.

However, the most annoying thing is when the tenants on the first floor are playing loud music or listening to their television in surround or whatever they are doing. Yes I said first floor, remembering I m on the third, the noise filters up. I ve actually gone and talked these neighbors and I ve made complaints to the leasing office. When I talk to the neighbors they comply, at least at that moment, but this is becoming a weekly ordeal of having to go talk to them. When I talked to the staff at the leasing office I was told to record all times and dates of occurrences of unacceptable noise levels and provide this information to them in a written letter. I ve done that several times, I ve even gone and made verbal complaints at times of occurrence to the office staff. I m told that noise violations will be issued, but if that is indeed the case, then I have to wonder why these neighbors continue to play their music so loudly. How many times should you have to complain' I wish their was staff on hand after closing hours, maybe a security guard or something, so that someone on staff could walk around witness some of the stuff that goes on.

In addition you can actually hear people when they walk through the hallways, whether they are talking or simply walking. To be fair, I ve talked to people who live in different parts of the complex, and they do not have the same complaints about the noise. Some people say their apartment is just fine, luck of the draw I guess. I believe parking is too expensive especially if you are paying for multiple spaces, but it good to have your own dedicated space to come home to.

The pros of the place are that just about everything you need when it comes to shopping convenience is right across the street. And the shuttle that runs to the metro station is awesome. Other than resolving the noise issues, I have found the staff to be very friendly and for the most part helpful. Although, I specifically remember asking a member of the staff about noise levels before I moved in, and was told she had not heard of any complaints. I now know that to be a boldface lie. However, I have found that the maintenance staff resolves my issues in a very quick and timely manner.

I did have a very serious issue where my door was left unlocked by a staff member when they needed to enter the apartment while I was on an extended trip. Luckily I had a friend checking on the place, and nothing was stolen.

So I suggest that anyone considering renting here, to do his or her research. Talk to someone who currently lives near the apartment you are looking to rent. Get the whole story. If you do decide to rent here, consider the 4th floor to avoid the noise.

On a final note, these are equity apartments so a portion of your rent is suppose to go toward the down payment if you decide to purchase a property build by the same constructor company. After living here, I would never purchase any property build by these folks.

Jookmale2003, It honestly sounds like your are oversensitive about noise compared to others here. Sounds like you need a single family home away from others. Your story seems odd about music coming from the first floor. That is great that you claim you went to the person first before going to the landlord. But if you are right about where it is coming from, and the music is really unreasonably loud, then the people directly above them, as well as those directly next to them should also be able to hear it and substantiate the complaint to the office. It seems very unusual that you are the only one complaining about a first floor apartment when you are on the 3rd floor. If I was management, or a jury/judge, I would find that story very unlikely. Remember, if the management wanted to take action, they would need evidence because residential tenants are protected by Virginia law from eviction and other adverse landlord actions. Imagine if the landlord got you in court to tell your story, and the tenant got her 2nd floor neighbor or her 1st floor neighbor to go to court and testify that there is no noise. It takes lots of time to get to court on these things, and expense. Also, maybe you have only gone to the offending apartment once? If so, the resident might not know you are still upset over the noise. They may think they have resolved it since they don't hear from you anymore. The walls in this place do strange things, and why would a first floor resident think their music could go up to the 3rd floor without the 2nd floor being driven insane from the noise? Bottom line--tell the tenant again if you haven't done so--don't just get her into trouble with the landlord.

We left the apartment complex within our first 30 days partly because of the noise. We lived on the fourth floor so that we could have a quiet apartment! It didn't happen. When people walked by in the concrete hallways, it shook our apartment as well. Plus, it was never maintained well - their was dirt and lots and lots of spiders and spider webs in the hallways. It was disgusting! I can tell you now that the noise problem will not go away there - the building is not built well. You are not "just sensitive" to noise - it is really bad there. I have lived in apartments/condos for a long time and this was the worst!

I agree with Jookmale2003 - he is not hyper-sensitive to noise - this apartment complex has LOTS of problems with the buildings, yard,etc. We are on first floor and can hear upstairs constantly, luckily, 2nd floor tenants seem considerate,so we have not mentioned it. The apartment next to us was a real problem until they moved out. Smoke permeated the apartment through leaks on the shared walls. We have water leaks from outside through light switches, there is mold that reoccurs even though the bathroom is scrubbed down weekly with bleach. This complex is over 6 years old and is wearing down rapidly. We pay high rent and honestly, it is just not worth it.

Here is a quick snap shot of bldg 200. On my floor (third), I have notice that residents tend not to put their trash in the trash soot. In stead, they just leave it in front of the shoot, which can lead to an eye soar and/or rodent problem. I have not figured out why residents do that. I did have a severe leakage problem in my dinning room area, and maintenance came out several times to try to fix the situation. It is now resolved. BTW, maintenance, for the most part, is extremely prompt and delivers great service. I did have a problem with the leasing office saying I owed money, but it was quickly resolved when I provided proof of payment. Just make sure you keep up with your “paid” rent statements. Hope this helps.

Hi Anonymous, I just signed on to live right near you. In particular, one floor down. Now this is a bummer...with you moving out, I hope someone doesn't move into yours who makes a lot of noise. That is crazy, the cost of your apartment. When I went to look at the Carlyle, it was $1410, how the heck are you paying $1700! I think you can work with them and they will decrease, especially if others who are moving in are paying less than that. I looked at one of the 4th floor with a fireplace, move in date March 7th or something for $1410. I went for the Berkley though, better design for me. Anything else I should know about building 200?

To the first anonymous, you do not even know me. So for you to suggest that I might be oversensitive to noise is nonsense. And I never said that the neighbor was a she. If you believe for one second that I am oversensitive. Then I invite you to my apartment any evening so you can hear my neighbor on the 4th floor apparently causally walking around. In fact my e-mail address is jookmale2003@hotmail.com. Send me your phone number, I will gladly call for you to come over the next my neighbors on the first floor are blasting their music or television. And do not assume for one second that I have not gone to talk to them on more than one occasion. From your response you sound like an intelligent person, but you do not sound like someone that lives in this complex, and maybe you should take a look at some of the other complaints about the noise level. You might not believe me, but there is no way any reasonable intelligent person could ignore all of the other people complaining about the same things as I am.
