In todays economy it is ESPECIALLY important to spend ones money wisely. And of course we all must have a place to live. BUT THE RESERVES AT POTOMAC YARD IS NOT IT.
There several reasons why: (1)The management or leasing office personnel, with the exeception of maybe one or two of the employees clock in, collect a check and clock out and that includes the maintenance workers. If you decide to sign a lease then expect your request for repairs or any general concerns to be met with a condescending lukewarm enthusiasm.
(2) The property looks great--driving by at 45 MPH--but if you look closely you will notice a VERY that it is quite unkept. There are four seasons and usually mother nature takes its toll on wood and paint, etc.,etc. So a little touch-up here, new wood or fixtures there and tah-dah: a home worth living in year-round. NOT THE CASE HERE. And when they do fix or replace something it's usually because they absolutely have to. For example: THE GATES ARE BROKEN 90% OF THE TIME. The grounds are hardly ever groomed. Oh sure they cut the grass, but knock $25.00 off my rent and I'll cut it myself. And there is even a overflow pond loaded with all kinds of neat rodents and trash accompanied by a strange assortment of weeds that are sure to impress any visitors you might have. Did I mention the grass looks like the Washington Redskins practice here.
Certainly hope nothing breaks in your unit. The maintenance crew will break what was already broke and then some. For example, instead of replacing a linoleum tile in my kitchen that had obviously been scratched so deep and wide it needed to be replaced the "Bob Villa" maintenance team painted over the damaged tile!!!!!!!'''''
(3)And then of course you should expect to have your car broken into/stolen at least once a year. Probably because the complex is nicely located next to the hood! No problem. This is a gated community, right' Well, it just so happens when the gates do work and a resident is coming in there is usually 1 or 2 non-residents that trickle in. Who know's what they're hear for''' Dont tell the rental office that though, "here really, but this is a gated community Sir/Ma'am."
(4) And if you are lucky and you come home at the right time, you might be able to catch a fight in the parking lot or somewhere on the property.
THE BOTTOM LINE IS THIS. DON'T COME HERE IF YOU HAVE STANDARDS OR EVEN IF YOU DON'T, AT LEAST GET WHAT YOU PAY FOR WHICH IS SOMETHING THAT THIS PROPERTY CAN'T OR WILL NOT DO AND TO ADD INSULT TO INJURY WILL GO UP ON THE RENT YEARLY...GUARANTEED.
THERE ARE SEVERAL OTHER PROPERTIES IN THE AREA. GO THERE FIRST!!!!!! THIS PLACE IS QUICKLY JOINING THE LIKES OF THE COMMUNITY BESIDE IT.

I was interested in renting at The Reserve because of the free metro shuttle to Pentagon City but after reading your review I might have to second guess my decision. I do a few questions how much is parking for the garage spot and for an outdoor spot? What is the average utility cost?

I've lived here for six months, and have not seen many of the probelms that the original poster mentions, with the exception of the property gates, which are sometimes broken. To three64life - I have one indoor parking spot, which is $50. I think that a second spot is more expensive. Outdoor parking is very limited; I don't know if there's a discounted price. Utilities vary month to month - the apartment will charge you for water, sewer and trash pickup, which runs about $50/month for my two-bedroom apartment. You will also be responsible for connecting your own electric & gas -- no free utilities here!
