I lived at riveside for three years. In that time I experianced frequent water outages (at least once occurance ever couple of months), power outages (riverside always stated it was dominon power's fault), no hot water (more times than I can remember). I had no screens on my windows for the first nine months I was living at riverside, despite putting in a maintenance request. Problems were never fixed (e.g., if the bath tub kept getting clogged, they would just come in take out the drain cover and say it was fixed). They charge $40 if you get locked out. On one occasion, I had a maintenance emeregency at night, no maintenance was on site, had to wait 2 hours for someone to come out to my appartments.
I put up with it mostly because it was relitively cheap. Looking back it probably wasn't worth it, I guess its an option if you are on a a really tight budget.
On the day before my lease was up, I went back to my appartment only to find the carpet was being ripped out, my vaccum and other cleaning supplies I had left behind to clean up gone. Riverside claims no one enetered the appartment until after I turned in the keys. Add insult to injury, riverside charged me $400 for 8 carpet stains, for a carpet they replaced. As per riverside 8 stains over three years is not normal wear and tear. Don't expect to get your safety deposit back, in fact expect to pay a bit more. I was given ten days to pay the charges or risk having my credit damaged. When I complained to Jimmy the maintenance supervisor, I was told I should be glad they did not charge more.

You made a common mistake. You should have NOT paid the the charges, and you should have taken them to court. It is highway robbery to charge you $4OO.OO for 3 stains on your carpet. # stains on your carpet is normal "wear and tear". They have to replace carpet once every ten years anyway. Carpets naturally have to be replaced every ten years .I think the lesson here is...when 2 out of 3 people DONT recccomend the property, and warn others to "stay away", it's probably a good idea to heed the advice.For an extra 5O bux a month, you can doo a hell of a lot better!

The fact is that witholding rental deposits represents free money that tends to add up when you consider the number of tenants. This is one of the oldest and dirtiest tricks in the book, and Riverside is a perpetrator. I made sure that I made note of all the defects when I signed lease, because sure enough, they tried to charge me for those same existing defects upon my happy departure,
