I've lived in building 3 for almost two years, and there are definitely some problems. The hot water is not reliable, but usually this means lukewarm water not cold water. I think they've been on top of this more lately, because I haven't had a problem with the hot water in a couple months. Unfortunately, this also means the occasional announcement from management that the hot water will be turned off for maintenance for a day.
The security isn't the greatest, but there's only so much you can do anyway. The guards at the gate let visitors through without checking with the resident the person is here to visit. The lobby doors are locked, but residents sometimes prop open the side doors or leave the door to loading dock open. The area isn't terrible, but it's not upscale either. Just keep your door locked and buy renter's insurance. I would advise that no matter where you live in the DC area.
I haven't a had any bad experiences with my neighbors. People are polite if not friendly for the most part.
I'm happy with the location. You can walk to the metro (about a mile) and there is a free shuttle that runs morning and late afternoon/evening if you don't want to walk.
The price is about as good as it gets around here. I pay about 1100 for a 800 sq ft one bedroom. It's not a "luxury" apartment, but it's dry, fairly well insulated, and I haven't had any bug problems. Appliances are old but they work. You'll pay more in Building 1. They did some renovations and upped the price, but keep in mind it's still an old building and you will run into some problems.
I'm very happy with the maintenance guys. My AC unit in the living room broke and they replaced it the next day. Same with the garbage disposal. Prompt service and the problems were fixed. I don't ask for anything more that that. I don't blame maintenance for the hot water. To fix that management would have to put up the cash to replace the system, and I doubt they will until it's absolutely necessary.
There are pools and two fitness centers. A very nice one in the Town Center free to building 1 residents, but the rest of us would have to pay extra. There is a smaller fitness center in building 3 with some treadmills and other machines, free to all residents.
Overall I'm happy with it. It's cheaper than most other places, and to some degree you get what you pay for. If you're looking for top of the line luxury, look elsewhere. If you're looking for a balance between cost and quality (and don't mind the occasional cool shower) give this place a look.
