Planning on moving to the Aventine very soon. I'm reluctant to move because I'm worried about the cost of utilites. Can Anyone given me a ball park figure cost of total utilites for a one bed room. How much does gas cost in the winter' Do you think the property is improving' Thank You

We don't pay "Gas" per say we pay "HVAC" and it's prorated on whatever the building uses divided by the number of tenants for that month. While we maintain a 30 - 40% vacancy we are all getting raped by HVAC charges. Notice with math like this it means even the common areas like the lobby and sales office are factored into the tenants utility bills. Makes me pretty pissed every time I see service entrance doors propped open all day and nobody thinking to try to conserve some energy. The simple fact of the matter is the staff doesn't have to think about conserving any energy here at the Aventine since all the abuse that's done publically gets divided up among all us tenants and try getting all them to care enough to close a door they see propped open! The vacant units being remodeled get the HVAC jacked up or down to run steadily and the windows left open, this makes no sense to me, but again we are paying for this gross negligence not them. If utility charges were factored into their remodel budgets would they allow the contractors to take 3 - 4 months to turn over units? I doubt it! The doors get left open and/or unlocked in these vacant units and I have witnessed this first hand many times, just closed a bunch of windows in a vacant unit near me last week. Personally I haven't enjoyed a nice cool apartment but just a few days this summer in fact this last week to 10 days has been down right hot in the apartment when I come home in the PM. This last week is due to the HVAC units being replaced in my unit and my area of the building. For a 2 bedroom w/ 2 adults living in it we pay nearly 200 a month and the majority of that is HVAC charges, electrical is minimal and the good thing about that is we are all submetered for electrical so we should only be billed for actual consumption. Plumbing and HVAC are both prorated again the bill for the entire building gets divided by the number of tenants and apparently if the remodeling crews or even maintenance staff want to leave the water running all day or even all weekend like for instance at a hose bid located in the G level of the garage near the trash collection coral 2 weekends ago then they'll just have all us tenants pay for that too. Funny thing too you know most utilities are willing to pro rate a credit amount if you are denied services for a day or two or even a week. Do you think the management has offered a discount to anyone going through the HVAC replacement process in which they have very very limited service for 7 - 10 days? Of course not!! We pay for our mistakes and for theirs too! It's the Aventine way, welcome to paradise when you do get here though!!

Do not move here!!! You will be very sorry if you do!!! I live in a 2BR/2BA and my bill runs on average $200/month. Take a look at all of the leaks and puddles of water in the parking garage. We are paying for these major plumbing issues. I know they are running great specials right now, but please don't buy into it. Trust me...you'll be sorry!!!

I have to agree with the above posting. My roommate and I split a bill of around $150-200 a month -- depending on the season. We didn't even turn the heat on in the winter and we were paying $100 bucks each in utilities! I've been to other apartments were units are billed individually and tenants aren't paying more than $50 a piece per month. Even though the Aventine is offering major discounts for moving in right now, you'll lose the money you save in utilities very quickly.

I have a two bedroom 1245 square foot unit facing west. My average cost from December 2006 to August 2008 was $122.48. This includes HVAC, Electricity and Water. You get nothing free in the rent. High was $169.52 in January 2007. Low was $67.54 in December 2007. I watch my bill every month, but can't determine why there is such a price shift. Changes are usually in water and HVAC. But seasonality doesn't seem to be a factor. Electricity (at about $14.00 to $15.00 per month) is relatively cconstant.
