I can't believe how bad the noise is, it rattles my townhouse and I literally have the volume up all the way on my tv and STILL can't hear it. Management said at the beginning oh we're doing a little construction but nothing major. LIES LIES LIES. The General Manager of the property acts like it's no big deal and that while she understands there's nothing she can do about it. She rationalizes the noise by cheaper rent.....well they don't tell you that the noise is the reason for the lower rent and the rent isn't that much cheaper. They just call them specials. Our A/C hasn't worked since we moved in and that was in June. The GM says that construction is going to be done in January but may last until the Spring. She told me that we were going to have to endure the noise at least until January.....WOW. I am a laid back guy I don't care about little things and I don't complain. But the fact that management straight up lies to you and never does things they say they are going to is absolutely unacceptable. When we moved in there were pieces of blue tape all over the townhouse indicating things that needed to be fixed.....they said they would be in to fix them.....never did. Finally they said just take the blue tape down if you don't like it and write it down. The pieces of tape were literally all over the house and they thought we should just have to deal with it. Our A/C has leaked since we moved in they came in to replace the carpet and ended up ripping out the tile on the fireplace in the process. NO ONE ever came back to fix it, we were 4 times oh someone will come "tomorrow." It has now been 2 months. Seriously take these reviews serious. There are going to be people who complain about everything but I'm not one of them. All of these reviews are true statements DO NOT RENT FROM HERE, DO NOT RENT FROM HERE!!!!!!!!!!

As I have been looking through all these reviews I can't help but notice the postings that are positive, seem to sound the same. It's obvious this person that posted above has posted many times before. What puzzles me about this posting is that they say "maybe if you tried a different approach with management it would go better for you?" It was apparent they were being sarcastic.....so how would this person know how people are talking to management if they're not management themselves posting these rebuttles. I have lived here for almost a year and not once did they show up that same day "to make sure things were okay." I have always been respectful when confronting the managers with problems. This "manager" knows it's not true they're just trying to soften these postings. If the Aventine didn't want reviews like this they would take these postings to heart and change the way they conduct business. No one expects everything to be perfect and yes there are going to be people who just want to "complain about everything" as the first posting on here said but people expect customer service and compassion when it comes to the way they live. If management lowers the price of rent (for whatever reason) that is their choice. They obviously see (from these reviews) that they need to do something to attract people. People expect compassion and maybe the "management a.k.a. you who just posted this "positive posting" should think about how YOU are coming off to your tenants. Without said tenants you wouldn't have a job and this place wouldn't exist. I don't know where people in their lives stop being compassionate but it's quite a shame. Usually people are only non-comppassionate because they are sad and dissapointed with their own life so they have to take it out on others. I only hope my son never loses compassion as he grows up. This "manager" keeps bringing up free parking free parking. Well the reason it's free is because there is so much construction going on down there. Hey "manager" stop making the "free parking" seem like such a godsent. It's funny because that's the only positive here at the Aventine and it's not even that great. There are many of places that have free parking and maybe in D.C. parking would be around $300 a month but not in NOVA. That is a ridiculous comparison and you should be ashamed of yourself. It's pretty sad that this website is essentially for people to write reviews of apt buildings and managers get on here to tell their own tenants basically to shut the "F" up and quit complaining. This manager(s) are only embarassing themselves.....I would be ashamed to have you as family.

I feel you totally. Took them about 6 months to put our place back together after a roof leak that affected our place. They aren't kidding about the notices all over the building saying "EVERYONE SHOULD GET RENTERS INSURANCE" because they know some stuff is going to get messed up with all the facade work they just started. The Aventine says they don't insure tenants personal property but what about the contractors performing the work?? Aren't they legally bound by the contractor laws in VA to carry coverage on personal contents. If a contractor removes grout or caulk for a brick wall and it rains that night and a bunch of stuff gets ruined the contractor would have to use his insurance whether it's renters personal property or not. Any resistance from the contractor or the management should be met with a phone call to the state board for BPOL (Business Professional & Occupational License).

It's called repairs people...once again - as I've posted before, we are RENTERS! If you don't like it...m o v e. This is an old building and they need to do repairs. When exactly would you like them to be made? It's honestly a loose loose situation with you people. Your pissed when there is noise, when they are TRYING to make improvement, and your pissed that your stuff doesn't work. Give these people a break, they're only trying to better the Aventine.
I also live in a townhouse and dealt with the drilling all summer... it sucks, believe me I literally had to buy ear plugs in order to sleep. The only thing that kept me going was the fact that we ARE NOT paying for parking. How many places are you going to find in the DC area that don't charge you to park? NONE! This isn't to say that our safety and living areas should be filthy and unkept...just chill.
Maybe if you tried a different approach with management it would go better for you? I can honestly say that over the past 6 months that I have lived here, any problems I have had have been fixed with in 4 days. Example: yesterday there was a funky smell coming from my vents...I thought it might have been gas. Maintenance came within 20 minutes to make sure that everything was okay.
I think everyone needs to take a step back and chill. You would honestly live a happier/healthier life if you weren't alway so angry about where you live. If its honestly causing you that much anguish, maybe you should just move out?
PS - it's your own fault if your stuff gets ruined and you don't have renters insurance. It's your responsibility as a renter to have your stuff insured...not the contractors.

its not the fact that people are complaining about paying, its the fact the management does not tell the whole truth. If I owned a house, I'd just be lying to myself. Above post must be from a manager, because all the residents feel the same way was "oh my god"

It is a fact that in the short run renting is more expensive the owning. (I won't get into the long run expenses like replacing roofs, bathrooms, and kitchens; not to mention waiting around all day for the plumber, HVAC man, etc. to come fix things.) So what we expect for the added cost of renting is PREMIUM service. That is what were aren't getting here anymore.

Most people move into apartment complex for a few reasons..location, convenience, and price. Regardless of how old or new a building may be.. CUSTOMER SERVICE out ranks all other issues (repairs). No one should have to pay money for a leaking roof over or have issues such as, exploding sinks, noise, or any kind of refusal of the leasing office to meet their obligations, per contractual agreement. If tenants refused to pay their rent, b/c they didn't have time to get to the bank, they would be with out a home! I find it pathetic, as a viewer looking for a apartment that anyone from the Leasing Office would reply to any of the tenants posting as "ridiculous" or otherwise. No one should have to pay for horrible service. Treat others as you wish to be treated. Since none of the tenants have anything good to say about this facility, I can't imagine that you all are at full capacity. This website is created for people like myself who want honest opinions about various apartment communities.
