To Dissatisfied Tenants at Woodlawn Gardens

I have worked here for over 9 years. I have never had a problem before until now. I feel that I have showed everyone respect when they come into my office. Some people you cannot please no matter what you do. Maintenance tickets are done and sent out as soon as they come in. They are worked in consecutive order to the way they come in. The carpets are new or just cleaned depending on how the previous tenant left it upon move-out. Tenants don't take care of the carpet. If something gets spilled, it's the tenants responsibilty to clean the carpet. All appliances are tested and are in working order upon move-in. It's the tenants responsiblity to regularly clean them to keep them in working order. It has been found that tenants purposely destroy refidgerators to get new ones. We actively has pest maintenance here weekly. We are happy to do special requests for exterminating if you call and ask us. However, if you don't keep your apartment clean, food put away or covered, and your dirty dishes washed you will continue to have problems no matter how many times the exterminator sprays. The hallways are cleaned daily Mon-Fri. We have familes with children in and out muliple times a day and choose to throw trash in the hallways instead of in trash cans. The grounds are picked up daily as well, but tenants choose to throw the trash on the ground rather than in the dumpsters provided. The tenants need to take the initiative as well to keep our property cleaned. All tenants are explained the rules and regs. of the property. They initial papers after explanation of the lease that all light bulbs are replaced prior to move-in. After that, it becomes the tenants responsiblity unless there is an electrical problem. We will replace the bulbs, however there is a $25.00 fee for this service. They are also given the rules and regs for parking. They are authorized to have 2 parking spaces. It is each tenants responsibility to notify their guests of the parking regulations. We do not tow any vehicle unless it is in violation of one of the properties rules and regulations. I'd like to clarify that management makes no commission on any money collected for any reason from any tenant. Tenants have lived here for over 20 years and have been very happy here. If not, why would they have stayed that long' If tenants would listen and read their leases and ask questions prior to signing them, we would not be having the problems we are currently having. I'd also like you to be aware that I don't make the rules and regulations. I am paid to enforce them. I feel that all tenants are encouraged to follow the rules. I don't enjoy having to send nasty letters to get people to cooperate and abide by the rules and regulations. I also don't enjoy having vehicles towed. Again, FOLLOW THE RULES and we can all live in Peace.
