I currently live in LRS. It's one of the cheapest areas inside the beltway, and depending on the unit, it's not bad at all. I have heard horror stories of roach and illegal immigrant infestation, but as a single female living alone, I find this neighborhood clean, quiet and safe. The Safeway parking lot (across the street) is full of dirty Hispanic guys just sitting around all day hooting at women, but they are easy to avoid. The front doors are pretty thin so I can hear everyone's conversations from the hallway as I enter my unit, and I can vaguely hear my neighbor snoring sometimes in the adjacent unit. I have never seen a bug in my unit, and no one in my building (mostly owners or long-term renters) has even mentioned bugs. There are regular exterminations as a preventative measure as well (at no cost.) My unit is clean and well designed, with a huge balcony, with two sliding glass doors in the living rm/dining rm leading onto it. The electric system is old fashioned. I only have three grounded (3 prong) outlets outside of the kitchen, and the electric is still on a fuse box, but I have been here a few years and never needed to fuss with it or even change a fuse. We just got new washers/dryers that are high-efficiancy front load models. Wash is $1.50 and dry is $0.25 for 11 min (avg. 33-44 min to dry.) I avg two loads a week, so the cost is minimal. It's not as good as in-unit W/D but it's just downstairs in the basement so not more inconvenient than a single-family home. The neighborhood is very quiet at night, well lit, lots of parking if you only have one car. There is an overflow lot, but its an annual charge for a pass, and it fills up quickly so people often have to park at the pool which is a bit farther away. There is also ample visitor parking (strict rules though) and on-street parking but after 5pm its all full. There are lots of kids- seems pretty kid friendly for an apt. complex. There is a child playroom, a small kiddie playground with swings, and a pool with picnic tables and grills. There's a scary workout room that no one uses (guys might like- has a few treadmills and lots of weight benches, but as a female, I'd prefer something a little more a. The landscaping at my building isn't anything special (I wish they cut back the azaleas a little more often since they quickly overtake the sidewalk) but some ground floor tenants plants nice shrubs and flowers which is a welcome site in spring. There are a few magnificent old oak trees on the property (buildings built in 1950's) and other beautiful flowering trees and shrubs. The squirrels are a little TOO friendly for my tastes, but its kind of cool to show my friends how they will come up to you if you pretend to give them food. There are several banks, grocery stores, Korean restaurants and fast food places nearby, and two lights away from the Little River Tpk beltway exit. My commute to Tyson's Corner takes 30 min. The site manager is so accommodating and informative. I've also had a good experience with the parent company East Coast Management. Overall, I have no plans to move anytime soon, and I highly recommend the neighborhood. I would be very careful about you unit selection however, and visit several times during different times of day before signing.
