I have been living here for 2 years. Pros - 1. Renovations and maintenance are better than under Archstone. 2. Quiet(ONLY if you live on the top floor away from street. 3. Size of apts. 4. Location to beltway. Cons - 1. Crazy price increase (NOT worth it). 2. Overrun --------------------------------( who definitely bring their 3rd world cultural habits with them. 3.Lots of noise (see #2) plus from kids and ------ after-market mufflers on cars.Walls are like tissue paper ( I can hear conversations from next door. 4. (If you live in a basement apartment) roaches, centipedes, spiders, crickets, etc. 5. Incompetent rental office staff (when they're actually available - good luck catching a manager). 5 Little River Turnpike is a haven for illegals (the males - the females work in all the fast food joints or are breeding like rabbits). 6. The whole area is (see # 2). 7. Trash pickup is out of a 3rd world country (throw trash on the ground, feed rats, guys come by and pick up trash later. 8. Utility bills ( you're actually paying for (see #2) who overcrowd but don't declare true number of people in apt. 9. See # 2. Adios...

It's unfortunate that this person is so ignorant in thinking that every person with melanin in their skin is "illegal"....Since you seem to be so racist, Northern VA probably isnt the place for you buddy! I am a white female and I have grown up in NOVA... it is diverse everywhere... get over it or move. And the "tissue paper" walls? What world are you living in?! I NEVER HEAR ANYONE in my apartment!

I agree with the last response. I never hear my neighbors, unless they're outside their apartment, the walls are absolutely solid, we only hear our upstairs neighbors and they really don't make much noise at all. The other poster is also right, there are quite a few issues that the managment need to address. It seems word has gotten back to Riverstone, they recently took a tour of the complex and has ordered managment to fix everything by year end. I like that the rent is so high, that way it will weed out people. Yes they really should check on occasion to make sure only the specified amount of ppl are living in an apartment, it is a breach of the lease and they can kick them out, we just need to complain more. We've only been here a month, so we will see how things go.
