Mixed feelings--Okay rent--Rude staff--Outdated apartments

I have lived at the Avant over a year now. The pros are quite good. It is central to DC and areas in VA that I commute to and has great public transportation. The apartments have a washer/ dryer unit (the number 1 reason why I stay!). The apartments are quite spacious for the rent. However, every week I wonder why I am here in this place.
The cons...Predatory Parking Practices. They claim to have limited parking and as such very limited guest parking. That is not true. They have ample parking, but choose to discourage residents from hosting guests by implmenting a draconian parking policy. I count about 75 guest spots for the 1000 regular spots available. They choose to tow even in areas that never have any people parking in it. I swear they are in cahoots with Dominion towing.
2nd Con...their accounts receivable/ assistant ------------.), tends to be very rude. She is rude and inflexible and tends to take the offensive in all conversations with her. I am a student who has had some issues with late rent (always paid), but anytime I call with questions I hate to speak with her. Even though I pay and pay all fees, she is still quite rude.
3rd Con...Office hours are pretty bad. When they were managed by Archstone they had great hours that accomodated the working residents. Now I have to rush home to try and get to the office if necessary. If I get there at 6:02pm then I am out of luck.
4th Con...It used to be free to use the pool. Now it is free to use the pool 10 times. After that you have to pay for additional passes. I feel like with the parking and now this, they are trying to squeeze every drop they can out of me.
5th Con...Pest problem...they are responsive when it comes to spraying, but we have been overridden with ants the last few months. There must be something they can do as a community.
6th Con...Apartments not updated. The keep on advertising new renovations, but I have never heard if my apartment would ever be on the receiving end of some updated appliances/ cabinetry.
7th Con...Seems to be a very high immigrant population. Normally I would not care (family is not American). But there seems to be a lot of loitering in the area at all times of the day and night. I don't feel unsafe, but I don't feel that great about it either.
Overall...Good Cost for the square footage, location, and Washer Dryer. But poor Customer Service, Parking, and Neighbors.

They are renovating vacant apartments. They cannot renovate while a tenant is still living there. But keep in mind that the updated apartments have a hefty rent increase.
