In addition to many of the problems laid out here, I will say that once you move out, prepare to be screwed again.
I just got a phone call accusing me of illegally squatting because they supposedly didn't receive my keys when I moved out. Of course, when I moved out more than two weeks ago, I returned the keys and parking pass. I asked the staff member if there was anything else I needed to do and he said, "No." So I left.
My unit is not at all far from the leasing office. If they suspected there was an issue, they could have gone over to look and see the apartment is empty. I left about a week and a half before my lease was even up and turned in everything to them. Now to have such baseless accusations thrown at me because of their staff failings and refusal to walk one block to look at the unit is appalling. Even worse is the lack of confidence I feel after calling a manager to have her investigate. I've since called the corporate headquarters and two different divisions are supposed to be checking up. But they couldn't believe that the complex would call me and accuse me of squatting either.
For the "injury" part, well, that would be the last 9 months I lived at the Avant - shortly after it was taken over. They were improperly giving out parking passes, moving way too many people into apartments (or looking the other way when people not on the lease moved in), refusing to do anything about the noise issues that came with these new problem residents, and just "sent letters" to a building when there was a specific complaint. For example, after I asked a neighbor to turn down music that was literally shaking my paintings on the walls violently (one fell out of a frame one night), the neighbor tried to get a big guy to intimidate me. I reported it to the office, after also lodging the 10th noise complaint against these neighbors. They just told me good luck and call the cops, we won't ask them to stop.
Literally, handrails on the stairs were falling off. I saw kids who were scared to walk up the stairs without holding someone's hand because of the dangling railings.
I have not been one to become buddies with my building mates, but we got to know each other well when we'd try to find somewhere to drop the trash because the newer residents are so lazy they won't put it in the dumpster. One night when I came home, there was a pile that extended more than 15 feet out from the dumpster full of trash. Even worse, I was in heels making me nearly 6' tall, and most of that pile was taller than I was. Disgusting. Needless to say, we developed a rat problem. It was always fun when they laid out poison and left the dead rats out on the sidewalks and parking lot for us to enjoy.
Yes, they do have fancy new signs, nicer fences, and new colorful flowerbeds. Unfortunately for them, the quality of life is not measured in pretty flowers, but actually livability. That is what the Avant utterly fails at. I've let their corporate headquarters know that if the staff they brought in is any sign of how they treat tenets at other locations, I'll never live in another of their communities again. g-hKOS7s4Nq5n3hEIpHd
