I have lived at two Avalon communities: one in San Diego, CA, and the other in Arlington, VA. Both Avalon communities were over-priced, staffed by rude people, and unfair about security deposit return, but the Arlington location was far worse because of its proximity to crime-infested, Section 8 communities. My experience there was by far the worst in my 10 years of renting.


The problems I experienced at Arlington were caused by the residents of the Section 8 community Avalon manages. My car was vandalized twice; my apartment was broken into; and I sadly witnessed a murder that occurred in the Section 8 part in the summer of 2002. To add salt to the wounds, I NEVER got a response or apology from the managmement following many complaints I made before and after each of these instances.

What many residents may not know is that the land where Avalon now sits was once the home to one of Arlington's most-dangerous neighborhoods. The entire property, stretching back to Adams Street, was once a Section 8 project. Avalon may have come in and cleaned up, but the crime element that typically follows Section 8 still exists. The city of Arlington allowed Avalon to create "luxury-priced" housing, but only if they maintained some low-cost housing. Avalon does a poor job at managing these "two worlds."


I am not against low-cost housing for those who cannot afford today's inflated rents, but Avalon's marketing of its property as is misleading and unfair. This community is nothing but a ghetto disguised as a luxury community.


Talk to other residents before signing a lease at this place! I was HIGHLY disappointed and you may be too. I believe you can find better elsewhere in Arlington.
