I got in at the right time

It was the summer of '03 and these guys were having trouble attracting tenants to rent their one-bedrooms at $1,300-$1,400/month. So they had a special promotion running through the summer, which I only found out about by actually calling the place (I had to call at least 5 times before someone picked up the phone). So I got my one-bedroom for $1,078/mth the first year, $1,103/mth this second one. I thought it was a steal, given that the community looks nice and the ammenities are great. But soon after my move into Avalon, I started finding problems. First were the centipedes. All summer long I had centipedes cralling into my apartment (first floor) and dying on my carpet. When I told management about the problem, they said that the grass installed in the green areas had centipede eggs, and these were hatching, but they said they were actively exterminating them. Luckily in '04 I didn't have the same problem (maybe the cicadas dined on the poor centipedes, or are the cicadas vegetarian'). Then there's management. It is very rare to find such an incompetent group of people! I mean, they are nice people, but very disorganized. You can be standing there in front of them for 15 minutes or more and no one seems to notice or care. Thirdly, the paper-thin walls. I can hear my next-door neighbor snore at night, the dogs of my neighbor across the hallway bark, the footsteps of my neighbor on top. But this is a problem I've had at every single place I've rented. Although you would expect better noise-insulation at a "luxury" community as Avalon claims to be. And speaking of luxury, I never understood why they built it right next to the "barrio" - I mean, I haven't heard of any safety issues, but the location doesn't give you the sense that it is safe. And if you don't have a car, your commute is going to be a pain.
On the VERY plus side, the ammenities are great. Two outdoor pools, outdoor gas grills everywhere, a very complete fitness center, a business center with high-speed internet, etc. But for that I had to pay a $400 fee in my first year and then $200 more on my second one.
Overall, it's an OK place to live for the rent I pay ($1,103/mth for a one bedroom). BUT NOT A CENT MORE!!! I don't know how can people be paying up to $1,500 for 1BRs at Avalon!
