Second Stay Disappointing

I lived at Avalon at Arlington Square from 2004 - 2005, and my experiences then were pleasant. I rated Avalon very highly on here and gave it an overall score of 5. After a brief job stint in Georgia for 1 year, I moved back to Avalon in 2006 and finally moved out last week. The second time around was very unpleasant! I'm so thankful I'm out of there. Here's my list of complaints:
1. The A/C in my apartment didn't work properly. I'd set it at 70 or 72 degrees and it never dipped below 80 degrees during the day. The A/C use to run constantly and the electric bill was always over $200. The leasing office told me it was due to the fact that I had a loft apartment with skylights; however, I checked around with the other tenants that had the same apartment and their A/C's worked properly and kept their homes very cool. The leasing office, on 6 separate occasions, tried 'fixing' my A/C by dumping more freon into the unit. I pleaded with the property manager to hire an HVAC technician to diagnose the problem and nothing ever happened. A few months ago, the unit broke down during a heat wave and the temperature inside the apartment shot up to 89 degrees. The leasing office had no maintenance staff for the evening who could fix it, so I had to stay in a hotel. I later purchased a portable A/C unit so I could stay cool for the summer and it did a much better job than the central A/C.
2. The A/C had a leak and it went undetected for several months until the water caused serious damage to the drywall and carpet. When I was packing to move out, I moved a bookshelf that was close to the A/C unit away from the wall only to discover the entire wall was covered in mold. The carpet underneath the bookshelf turned black and green. Someone from maintenance came over to drain the water from the A/C. Here's the part that bothered me: the maintenance guy spray painted over the mold. I was and still am in disbelief! They probably won't even bother putting in new drywall and fixing the A/C. Their solution was just to hide the problem - a problem that could make someone very sick.
3. Paper thin walls. I had loud neighbors on both sides of me and below me. One of my neighbors had a little girl who would scream constantly and once pulled the fire alarm. The mother wasn't a disciplinarian and let the girl be out of control.
4. Fitness equipment breaks down frequently. Gym gets overcrowded in the evenings and many have to stand around waiting for their turn to workout.
5. The leasing office use to be more attentive. Quality management and customer relationship management has slipped.
The community may look and seem nice, the leasing office may appear to be friendly and helpful, and the quality of the apartments may seem luxurious, but just be careful before you rent from Avalon. My attitude before was that all the bad things that seem to happen to other tenants will not happen to me. I was wrong and I wish I knew then what I know now. Avalon's culture and mentality is to hide problems instead of fixing them. That's simply unacceptable to me and it should be to you as well. SEk1KnECheF1ATXbXtrZ
