I have been one of the original tenants and have actually lived in 3 different apartments (Morrison townhouse, 2 bedroom apartment and the Livingston townhouse). When we first moved in, we were told whatever we wanted to hear to sign the lease. There was absolutely no security, the crime rate was terrible including a murder, the traffic during 9/11 was unbearable, the traffic light at Glebe Road was not properly set and daily there were and still are numerous accidents. While over the years, the neighborhood which use to be a crack site has calmed down and the traffic light at Glebe road has been reset.
while there is a Business Center, I have found it not to be that helpful. The printers are ALWAYS out of paper and toner. The amenties are shared with the low rent housing next door and people bring their children to play on the computers. Additionally nonresidence follow you into the Clubhouse to use the services. Sometimes these are not the most unstanding charaters since the complex backs up to a low rent area.
While the office staff is very helpful.... you cannot count on what you are told. Each person will tell you something different and they seem to show favortism if they relate to you. While they give great incentives to get you to move in, you are gouged the following year and they do not keep their work. As a reult I found moving qualified me for the incentives again, but by staying in my apartment put me at a disadvantage.
The amenity fees are charged every year.
Good dog community. Everyone has a dog and very friendly tentants. There is a $500 nonrefundable pet deposit, a refundable pet deposit and an additional monthly pet fee. Many tentants do not claim their pets so they do not have to pay the extra money. Upon move out the only thing they care about is the carpet! The $500 pet deposit has no value...you pay it just for having a dog. Upon move out they will charge you for the ENTIRE cost of the carpet if there are any spots or damage no matter how long you have lived there. I was charged $800 in access of my refundable depoits to replace the carpet and was told the $500 or the extra $35 would not be taken into account. However, again it depends on if they relate too you...some people are not charged.
I am now moving after being gouged with the increase in rent for the last time and the inconsistency in what they tell you.
As for maintenance...they are decent about fixing things. While they maintain the landscaping there is absolutely NO maintainance of the buildings. A power wash of the buildings and windows once a year would be nice and a paint touch up. Also, they do not spray for bugs unless you request it. A couple people have had problems with mice and have moved as a result.
And lastly, the dog park is a joke. At one point it was every nice, but it has NEVER been maintained. There is no water for the dogs, the fenced area is too small, it is lined with poison shoemac and the gound is not maintained. They set it up using wood chips, but the chips have eroded and they are only replaced or raked at best once a year. It has been almost 1-1/2 yrs this time. The walk way is on maintained and with erosion is difficult and unsafe to walk on.
Like all communities it's what you make it. The people are great.
Of all the apartments be careful moving into the Kalaroma! There is no sound proofing between the floors and your bedroom is sandwiched between your neighboors garage and their Family Room. I really don't know how my neighbors stand it! They hear when we open and close our garage door (all times of day and night), the dogs running up and down the stairs which they say sounds like a bowling alley and every footstep above their head in their main living area and bedroom. On the otherside, in our foyer we smell their cigarett smoke and clearly hear any conversation in their livingroom.
AND PARKING!!! Forget about having company and plan to be home early if you need to park on the street. The towing company is like a thief in the night. I have actually had company towed twice at $85 and who knows where your car is, but have seem a truck towed while someone was moving in, a car towed when a tenetant was unloading their car with Xmas gifts, and cars of several guests to a party. How embarrassing is that!
