I moved here roughly 5 years ago and loved it. The old property manager was kind and attentive and responded with concern to issues. Currently the property manager is unresponsive, rude and generally doing a poor job of managing a property. The apartments I lived in had serious issues with leaking windows. When so much as the sprinkler system was hitting my window I have to have towels on the ledge with drip buckets under them. I was told for over a year that my name was on the list and that the person who installed the windows was to blame - not them. I do not care who was to blame, I care that I had to wake up in the middle of the night to change towels from my windowsill since they were sopping wet. I care that I had 3 different colors of mold in my bedroom that I was breathing in nightly, and I care that my furniture was ruined.
I moved from there into the worst townhouse I can imagine. The upstairs neighbors have several children who routinely scream for fun and seemingly throw heavy objects down their stairs. We have a crack in wall that lines up with their staircase but were told not to worry - "all is fine" by the maintenance crew. In the past year we have had 6 major leaks, and one flood. The water was gushing through the HVAC vents. Maintenance showed up with some blowers. Only after the third day, did they think to pick up the carpet to dry out the padding. All mold issues are covered up by spraying paint over it. The 6 leaks included several from a clogged AC drain, and one from our upstairs neighbors toilet water dripping onto our foyer. Maintenance took 3 days to respond since dripping urine is not urgent to them. With this last water issue, we were told by the property manager that we were "inconveniencing him" when we called demanding assistance with the 3 inches of water in our kitchen. The flood happened because the maintenance crew never shut the valve when they were working on the water heater. So despite the fact that it was the negligence of Avalon's staff - we were offered very little support.
While Avalon has a great location, and beautiful grounds, do not judge this book by its cover. It's pages are filled with unanswered complaints, mold and health issues, an incompetent maintenance crew, a rude management staff and more bugs than I can count. As for our deposit, due to these floods, we were told that we will not be charged for replacement carpeting and flooring, but last time they said that it took me 9 months to get my money back - and that was with weekly calls to the "service" center. You deserve better thank this. Rent anywhere else.

Totally agree- every summer our apartment became infested with rolly pollies of all things. Disgusting!
