Easy, safe access to Metro and a bargain (for the area)

Compared to other buildings within about a 20 minute walk to the Crystal City and/or Pentagon City metros, this building is a bargain. It's about $100 less/month than the Crystal City average for a 1 bedroom apartment that is 50-100 square feet larger than most others in the area. The balconies are about twice the size of most apartment balconies, too, and many come with a view of the Capital building. The Hampton is a closer, safe walk to the metro than most of the other high rises (it takes me about 3 minutes, but I walk fast). This building is ideal for young professionals who want metro accessibility, a nice, safe, friendly place to live, and lots of restaurants and shopping close by. Do you really need a rooftop pool and a state of the art fitness center when you have a reasonably equipped gym upstairs (including new treadmills and a racquetball court) and bike paths within a 5 minute walk' Yes, there are some maintenance issues, but that's going to happen in any large building. The staff generally does their best, but the management company is stingy. For example, the staff have to keep trying to glue down the floor tiles in the elevator rather than replacing them. I agree with other reviewers about certain issues (elevators, air conditioners, water shutoffs) but would mention that the crew is increasingly good about doing most of these during the day when many occupants aren't around anyway. I find the front desk staff and the maintenance crew to be nice people doing their best to keep the building in good shape. Perhaps it pays to be friendly-- when we've had small maintenance requests (we've had no leaks or mold problems or anything like the problems other reviewers have mentioned) they've been up to fix them often within 48 hours. Once when I mentioned that I'd seen a couple of ants, they sent the exterminator up within 3 hours. And he was sure to use pet friendly extermination methods. We haven't seen any ants since. Our cat's happy, too-- by the way, it's both an animal friendly AND a quiet building-- we don't hear the neighbors?? dogs if they??re barking unless we??re in the hallway.

I'm wondering if other reviewers are trying to keep this place a secret so that the rent will stay (comparatively) reasonable. We're resigning our lease for a third year.

If you think that $100 savings in rent is worth it for all of the maintinance emergencies that constantly are going on, then wow... let's assume you haven't had the mold, sewage backup, or broken A/Cs in the middle of August... you are one lucky person.

I'd be willing to pay an extra $100 a month to simply have working elevators and pipes that don't break... maybe your unit is only effected by the shutoffs... but every time the water is shut off and you guys experience it? That's a major leak somewhere else in the building. They wouldn't have to shut off the water for the whole building if it was a minor sink leak. Water mains are constantly busting. Remember the bank flood earlier this summer?

Good luck with your 3rd year... the law of averages says you'll probably need it.

Thanks for the good wishes. Yes, $1200/year is a chunk of change for us. And I'm happy to have the large patio and extra square footage. We have never had mold or sewage problems and, yes, while our AC has broken, they've always fixed it that day or the next day-- this year they put in a new one for us and it works great. I haven't noticed a water shutoff in months-- they do it when most people aren't home. And why should I care whether the bank floods? I don't live there. Yes, the elevators have been a problem but should be resolved soon when they redo them. With the current management team, I trust that it WILL be addressed. I think the Hampton isn't getting a fair review on this forum. Yes, it's a building with some issues, I'm not contesting that-- but they're working them out and, overall, the building is improving. Paint in the garage, new appliances in the party room, new building water heaters (and the end of water shutoffs?), free donuts on fridays, building parties on July 4th and Christmas. The building is (when I heard a month ago) 100% full. That says something. A 20% approval rating is not an accurate representation of resident satisfaction.
