Interesting that as more apartments here go vacant, there is a spike in "positive" ratings. Hanky Panky' Have never seen so many vacant apts here. Compare this review full of detail and the "I really like it here" ones.

Oh, and forget any monetary incentives. I found them through Rent.com and when I put in for the $200, they told Rent.com I said I had found them through craigslist. That kind of deceit and outright lie doesn't go down well.

You pay a non-refundable $300 lock and leave fee up front -- no matter how you leave the place, they take care of all "damages" -- but I expect they will still try to charge for "excessive" ones. I've never had to spend more than $50 to clean an apartment I've left, so you pay them $250 up front to subsidize their make-ready costs. What a rip off.

Woth it' Only if you keep your eyes open to your needs.

This is a 50's era complex, with apartments that reflect that era's smaller sizes. There is no recreational facilities -- no pool, no tennis court, no basketball court, no playground. This is an transient adult-oriented community. Tenants tend to be rich college, young professional, and older people whose primary residences are elsewhere.

You pay (alot) for the convenience to Rosslyn, Metro, and Georgetown. Shopping withing walking distance but it is a hike.

The maintenance is OK -- generally prompt and efficient. Paint is slathered on the trim here -- I doubt mine have been stripped to the frame in a quarter of a century -- just layer on layer. When I moved in, the doors and windows were painted shut. If the carpet can't be salvaged, they rip it up and you get those old fashioned parquet floors which are 12 x 12 suqares. Polyurethene is poured over them so no matter what precautions you take, your floors scratch easily.

Parking is not assigned, you have to hunt for it. Commuters park here during the day as it is not neighborhood zoned. Lots of strangers around in the daytime.

Laundry room in the basement of some, not all, buildings. One had standing water for over a month, and the washers are frequently broken. You must used a card key that can only be loaded in the office.

Sum total -- it's quiet, in a backwater area of Arlington County. Difficult to find but makes it relatively quiet.

Agreed, the positive ratings are very suspicious. I have to say that while I lived here, the management I dealt with directly were friendly and honest, but the higher level management, not so much. I strongly suspect that there has been a change in management or at least management attitude, and the recent questionable "reviews" are one result of that.

I agree that they are suspicious - they are all within 2 days of each other and say essentially the same thing. I previously wrote a (detailed) positive review about 9 months ago, and would still recommend this place, but not as much as I did previously. I did not have to pay a "$300 lock and leave fee." I paid NOTHING for security deposit and application fee, while other places I was looking at typically charged $300. So, that was nice. Complaining about the parking? Come on. That is one of the BEST aspects on this place - it is ample. I've had a bug issue though and the exterminator has come THREE times, but still hasn't resolved it, which is annoying. That's not Park Gtown's fault really as they responded quickly to my requests, but the (outside) exterminator did not do a very good job. Also, this summer I probably won't renew my lease because our price is increasing by nearly $200. This place is nice for its location, for dog owners, and the staff is very friendly, but I don't think it's worth the cost they are asking of me now...I mildly recommend it still though. LOCATION LOCATION LOCATION.
