A mirage that disolves when you discover the lies and misrepresentations

Years at this apartment: 2004 - 2005

So today I received a letter about renewing my lease as my old lease is coming to a close (which I have already done mind you) in the letter it identifies how they anticipate the Club House being large enough for all of these apartments; They are going to charge every tenet 400$ a month for a user fee!!! Of course they will be generous and let me pay only 200$ the first year starting next months (which is nice considering the thing isn’t built yet)!!!! It astounds me! Everyone who I know who has rented here has been told that the Club House was a FREE amenity that came with living in a luxury apartment. Now we find out we have to pay a ridiculous yearly fee. I have never rented in an apartment complex, luxury or not, where you had to pay for the use of the pool and gym. You can find much better apartments, much better service, HONESTY, and a clubhouse for cheaper elsewhere!!!

Add to that that I recently had to have my apartment replayed, each time I have specified where the ants and wood spiders are coming from. Today I walked in on the sprayer and guess what I found out …the leasing office never told him about the wood spiders, and they didn’t bother to tell him they were coming in through the bathroom window, like I told them, so had I not been here to tell him he would have dropped traps in the kitchen and only sprayed around the plumbing and not the windows! How many times must you tell the leasing office something for them to get it right'''

My other reviews are attached so you can see the progression of the issues...
____________________________________________ I have had several more disappointing incidents. The parking seems to be getting worse (I got home at 9pm this evening and had to park several Streets away to find a spot. Don't believe the leasing agent when they say if there is not a spot you can park on 26th or 28th St. Considering both are filled with the overflow from the apartment and that I have heard numerous warnings from people about walking on 28th St alone after dark I can safely say they flat out lied to me when they said that parking would never be an issue.

The clubhouse, which was suppose to be done in January... March... June... July... September is no closer to being done!!! Which means the promised relief for parking (via the overpriced parking garage) will not materialize for who knows how longs.

The management staff and the leasing agents don't even bother to be passive aggressive now instead they smile and say hi and as soon as they find out that you need something they treat you like you are wasting there time. Last time I checked part of their job included scheduling maintenance repairs.

They will also lie to you instead of taking the time to find out the correct answer. For example I arranged for UPS to pick up a package from them over two months ago (they include package pick up and receiving as one of their "luxury" services). I followed up to make sure the package was picked up the following day. The leasing agent said it was, however I found out two days ago that they didn't give it to UPS until one week ago; At least two months after I gave it to them!!!

The clubhouse will never be large enough for all of the apartments they are remodeling and as each day passes I see more and more how they did a cheap remodeling job. (Cracks constantly developing in the plaster, linoleum tile that is cracking because it is not on a level surface or has a nail sticking up under it, windows that are not sealed properly allowing for bugs to come in...the list goes on).

In sum it I had it to do over again I would not have renewed my lease and I sure as heck would not rent from them at the price they are charging now!!! I will NEVER EVER rent from a Gate & Hudson property again!!!

You can find better prices for true luxury communities rather then a cheap facade that claims to be a luxury community.

My previous comments are below:
Okay so when I was looking for an apartment I used this site to help me, so I promised I would come on here and write what I thought of the apartment I found. I advise you to read all of the reviews and then check this place out. Take the leasing persons promises and comments with a spoon of salt and if meets your needs go for it.

When I first moved into this apartment I got it for $1195 a month. My apartment had never been lived in and the leasing representative was very nice and helpful. I like others was told the clubhouse and pool would be done by January (broken promise 1), but because that was something important to me they gave me a gym membership (this didn't address the pool part, which would have been nice over the summer, but it helped).

Since I moved in I have had the occasional problem (a light go out, my air conditioner works great but the thermostat is off by about 5 degrees, a small ant problem in the bathroom, typical stuff) but the maintenance seems to be alright in terms of speed and quality of work.

Parking is a huge issue, sadly they have finished the parking garage, but because of the way they built it tenants can't use it until the clubhouse is done (obviously not well thought out). So it will continue to be an issue for the foreseeable future. (Broken promises 2, when I was looking at the place they said they had parking all planned at it wouldn't be an issue.) Others are right get here before 10:30 or plan on walking 1/2 to 1 or 2 blocks to your car.

I agree with passive aggressive, while the leasing people can be nice when you pick up a package or drop off the rent if you come to them with a question or issue you can be made to feel by some that you are taking up their valuable time and that they don't see why you think something is an issue. The tenants are great, and I do here my neighbor (when I am in the rooms we share a wall with or when the people above are extra loud above me); and I hear those in the stairs and standing out side my windows, but that comes with living in an apartment.

Like when they took away the metro cards (broken promise 3). The shuttle driver is very nice, I think a fine driver, although he is not always on time (though I am not always on time either, so that can work in my favor as much as against it!)

It is also annoying to constantly be inconvenienced by what is supposed to be a luxury complex. Examples having to repeatedly relocate your car for them to repave the lot (a disastrous experience because they simultaneously redid the sidewalk across the street at the clubhouse, which resulted in them taking away one of the few places we could park and resulted in several cars being ticketed; why they couldn't wait until the parking garage was done and have all relocate there temporarily is anyone s guess); having to clear your countertops for them to caulk the counters (something that should have been done before I moved in.) In a true Luxury apartment, the luxury part means not only top of the line amenities but that the tenants are seldom if ever inconvenienced by the apartment complex.)

Most importantly I am concerned with the clubhouse and pool. It is way overdue, and if they are remodeling as many apartment groupings in the area as it looks like they are then I don't see how the small pool and center they built will be sufficient for all of the people. My old complex had two pools alone for around three hundred people.

I did recently sign a new lease but that is because they are letting me keep the same rate and a guaranteed no more than 3% increase for the third year here. It is hard to find the equivalent of this apartment for $1195 and it is a hassle to move, both in terms of time and cost. I think most the problems that go beyond the normal apartment woes are the result of an incompetent or inexperienced project manager/planner; who ever is responsible for insuring construction runs on time and is well planned out to go off like clock work is failing here.

In sum, if I was looking again I wouldn't pay the $1345 they are asking for this, I don't think I would even pay the $1255 or $1295 they have asked. But for $1195 I get an in apartment washer and dryer and a cute apartment that works for me.
