Nice building, some stiff fees

New building, opened in summer 2006. Unusually nice gym on-site, pool open Memorial Day to Labor Day 11 a.m. - 8 p.m. only. Utilities (trash, electricity, heat & A/C) included. Apartments have W/D in unit, fridge, microwave, garbage disposal. I've paid $1705/month for my 1-BR unit with a balcony. Stiff move-in fee of $400. Penalty for late payment of rent is 10 percent of rent, another stiff fee, although they may waive it. Management may allow diplomatic/military personnel to break lease on presentation of orders; get this in writing if you expect to have to do this. I did not find management not open to front-loading a lease to help stretch per diem further. Concierge staff is very friendly and helpful. While I didn't find them particularly knowledgable about the neighborhood when I moved in, the building distributes an orientation packet that answers many questions. The building colludes with Comcast to offer tenants a "special" package deal, but it's no bargain ($120/month for phone, Internet and basic cable), so shop around. Garage access may not be transferred to another person, and friends who drive to visit you may find parking difficult. Mail gets picked up and delivered at end of day. Location is midway between Virginia Square-GMU and Ballston metro stations. Nearest supermarkets are Giant on Washington Blvd. and a Harris Teeter. County library just steps away. You'll have to walk a few blocks to find many restaurants; head toward Ballston. Residents are a real mix of professionals, 20-somethings, people with children and recent arrivals to the U.S.; a fairly tame bunch.

Why should the concierge staff be knowledgable about the area? They are front desk employees. You should have researched yourself before you moved. That would be logical.
