I've been in Riverhouse since 2005. I will be leaving. Many of the previous posters have already identified the major issues and concerns surrounding this community; I'll try not to repeat them. You should know, though, that their complaints are accurate and well-founded (I, however, have (fortunately) never had a rodent problem). The drastically increasing rent ($350 /mo), is, well, drastic. Some of you newbies may think, "well, you were just getting a really good deal before, and now you're just being asked to pay market rent." Let me dispel that notion.
First, the "market" is dominated and monopolized by Charles E. Smith and its affiliated companies. There must be enterprising antitrust plaintiffs attorneys out there. I wish they would investigate CES and determine whether a viable case can be made. Second, regardless of whether an antitrust case can be brought, the new rent rates do not account for the fact that Riverhouse is an older building in desperate need of capital improvements and amenities. Comparing the rent rates across buildings in the same neighborhood is meaningless if you are not comparing apples to apples. Riverhouse does not have washer and dryers in the units. Riverhouse does not have individually monitored heating/cooling. The heating and cooling unit often does not work properly and instead leaks. I could go on and on. The point: the rental increases are NOT in keeping with the market. Instead, CES has used its dominance to exploit the market.
Next, and perhaps the deciding factor in my decision to move, is the management. They do not care, period. Instead, their focus is to suck every last penny out of me. I will no more of it.
And seriously, are there any anti-trust attorneys in the house'

I moved out almost 5 months ago and just got a current electric bill from RiverHouse forwarded to my new address. I just called management to complain, and they were surprised to discover I had moved out months ago. This still has not been resolved. RH is disorganized. Go elsewhere... before they have any of your contact information.

I moved out 6 months ago, and just last month got my utilities bill straightened out. Calling direct to RiverHouse was useless.. I had to wait for the final notice from Studebaker which had their direct phone number (forwarded from my old apartment by USPS, not RiverHouse management BTW). I called them and they fixed the problem. If you move out, I??????d say expect to have problems getting the utilities bill discontinued.
