Hopefully you'll look at the reviews on here from the past year and a half and take the advice of reviewers and not even consider the River House.
Before the new management took over, the apartments were average, but in decent shape. While there were maintenance issues, they fixed them quickly. We never saw a bug, or mouse, or rat.
A year and a half ago, the new management took over. In the last year, we've had weeks where we've caught almost a mouse a day. We don't bother reporting it anymore, because frankly, they don't care. They put poison down, eventually, but that just means they have to make another visit when the dead rat stuck behind the cabinets or dishwasher begins to stink up the whole apartment. So, we set our own traps. Include this in your cost of living, 4 traps cost about $2 at WalMart, so figure about $6 per month in mouse traps. Oh, and we aren't on a low floor.
Bugs... yep, we have them now. Weird looking bugs. We've even gotten bites at times.
Noise... it's like a college dorm now.
Needless to say, we won't be living here another year. Unless of course the lead paint affects our judgment enough come lease renewal time.
At least the parking is easy now that now one is here.
The washing machines were just replaced with "new" units of the same type that already have some broken. They upped the price now though, but they still ruin your clothes at no extra charge.

I to will not renew my lease. I hate this place now after almost a decade. I did laundry just tonight where they replaced the machines a few weeks ago and raised the price, but many were broken??? Oh yea, we now pay for the electricity and water for these same machines. For anyone considering moving here, don't. Utilities are a rip off. It is based on usage of the building, not you. There is no way I used 3000 gallons of water last month, but paid for that much. My biggest complaint with the new management is having to sign a new lease every year and something I will NOT do again. Before, you could go month to month after the first year. New management wants to lock you in because they know the place is sub par in IMO.

Be careful about utilities when you move. I lived in RH from 2005-2008 and moved out BEFORE they started imposing the charges for utilies. None the less, through a glitch in their record keeping, I had been receiving bills IN MY NAME months after I moved for the electric in the apartment I VACATED! After almost 6 months of calling, leaving numerous unanswered messages with the management, and even driving to RH to speak to them, they claim for the second time to have fixed it. I really hope this problem has been solved. You may be dealing with them longer than you think.

I have mixed feelings about the rest of this review (I don't think the new management is that terrible), but I really am tired of people complaining about the mice. First of all, mice only come into your apartment looking for food, so don't leave food out. Secondly, as I've told a hundred other people TRAPS/POISON DON'T WORK AT GETTING RID OF MICE. If you see mice, that means there are probably HUNDREDS of mice in your building. Killing 4 or even 10 mice every month does absolutely nothing to solve the problem. We saw a mouse, and immediately we spent a Saturday plugging up every hole that a mouse could squeeze through. I have never seen another mouse again. Stop wasting even $6 a month on the traps.
