I have lived here for about 6 months now. When I first moved in my washing machine, heater, and stove broke within the first couple of weeks. The maintenance staff isn't the most well equipped or knowledgable. It took me about two weeks to finally convince them that the appliances were in fact not working. After that they were replaced and I now have brand new appliances in my apartment.
The reviews about the rats are true - there are hundreds of them around the dumpsters and the entire area smells of animal dropping because of it. We have been given a lot of notes stating the leasing office is taking care of the problem but it's been about three months now and the rats are still around.
There are no rats in the apartments that I have seen or heard of - bugs are rare as well which is pretty good for an older building like this.
The windows are a bit drafty - I bought the plastic sheets that can be sealed to help keep the warm air inside in the winter.
The fitness area/recreation area/movie theatre are usually kept clean though they do have a bit of a musty smell. The fitness area has a few treadmills and ellipticals and some free weights. Most of the weight machines are broken or in need of repair though.
There is free parking for residents, the spaces are kind of tight so doors to your car may get banged up a littl if you're not careful. The spots can get hard to find late at night because there are more people with parking passes than spots. If you are worried about always having a spot you can reserve one for like $100 or $125 a month in addition to your rent.
The rent is really cheap for the area. My studio is $990 per month and it's 560 square feet. You do have to pay a fee once a month for water/sewage/trash pick up. My fees have been around 35-45 dollars a month.
All and all I think this place is great. It's not amazing or new but it is clean and cheap and the walls are thick so you can't hear the neighbors. I have loved living here and will resign my lease when it comes due. You can't find a better deal for the money. If you are looking for a new, shiney building with all new appliances and stuff like that you're better off paying the extra $500 a month and living closer to the metro in the new high rises though.

I have now lived here quite a bit longer (10 months now) and would have to revise my review to a no. The leasing staff is not as helpful as they lead you to believe in the beginning.
The reviews that talk about mold are also completely true. It wasn't noticeable at all in the winter but as the spring time has rolled around it is terrible. If you have any allergies at all you are much better off somewhere else. I do not think I could live here another spring - I had extremely mild allergies and I still have been terribly ill for most of the spring because of the mold.
There are still a lot of rats and they seem to be growing in numbers as the summer approached. The leasing office has given up all attempts to control the problem and has not treated in months. Residents are leaving their trash in the yard even as they are afraid to go into the dumpster area due to the quantity of rats around.
The windows do leak and the temperature around them is easily 10-20 degrees colder than the rest of the apartment. The heaters are quite old and not really sufficient to heat the apartment in the winter. I too had to buy a space heater.
They repainted the parking spaces this fall and added a few more spots but no more room. Thus the parking spaces are *very* small. I have a compact car and it does not fit in a few of the spots (my tires are on both white painted lines). I have a lot of dings in my doors now because the cars have to be so close together that people cannot open their doors at all without hitting the car next to it. I have started parking mostly on the street so that my car does not get quite so scratched.
Also if you are thinking about signing be sure you go to equityapartments.com and make sure the rates they are telling you are the same as the ones advertised. They have been giving people rent increases of 10% when they are advertising apartments online at a discount of the original rates.
All and all I would say that I will not be resigning here and would not recommend anyone to live here. There are quite a few apartments in the area at the same price range that are much better maintained.
