I've lived here at Sheffield in a studio and a one bedroom for over two years now. The price still is great for the area- it's really one of the only safe, normal places in the area that I can afford a one bedroom- but I was only able to stay here through two lease renewals. While management says that the rent is like airplane tickets- it fluctuates based on demand- but so far both times i had to renew my lease the demand must have been higher because my rent went up around $150.00. I really would stay here long-term if it weren't for this.

Did you go to the management office and sit with them after they sent you the notice? When i did this they left my rent alone, no questions asked. Another tip, you can browse their prices online so you can haggle with them on prices when it's renewal time. Additionally, if you don't mind moving midlease, you can get a different appartment, maybe even a bigger one for less money if you move when prices are low. They might charge you $500 to transfer the lease, but if you can save 100$ a month it's worth it. I got out of a 1475/mo lease to get to a bigger apt for 1285 by moving 9months into my initial lease.

Oh I did my due diligence. I checked online for a few months prior to my renewal deadline so I could follow the trends for the specific flood plan. I didn't attempt to haggle this time around just because I found a cheaper place and figured I wouldn't have to deal with increases anymore at this new place. The first time I did sit down with them. They lowered it by around $25 but it was still around $150 more than I was currently paying. I renewed it at that rate. I did break my lease (for $500) mid-rental when I saw a one-bedroom that was only $40 more than what I was paying for my studio. Like I said, I still think it's a great place and I have written many positive reviews/comments on it, I just think this is one negative aspect and people should keep this in mind if they are considering staying long-term.
