Whatever they call the building or company, one thing I found about this apartment company is terribly troubling!

They fail to properly identify the legal name of the Landlord/Owner in the Residential Lease Agreement.

For example, the legal name of the apartment complex, Taylor Place/The Whitmore (whatever), is actually listed in county records as Wakefield Towers", UDR s Residential Lease Agreement for the property identifies the Landlord/Owner in the contract as UDR DBA Taylor Place". This name is not only incorrect, it s not even a valid legal entity. UDR uses it to contract with tenants since the date it purchased the property. Further, UDR lists the management company as United Dominion Realty LP.
They fail to state the name, address and telephone number of the Agent for Service of Process on the face of its Residential leases as required by Virginia Civil Code. This prevents tenants from locating the proper person or company to whom a tenant-based complaint would be served due to the fact that UDR is an out-of-state (Maryland) corporation with it corporate headquarters in Colorado. So if a tenant assumes the name represented as Landlord/Owner in the lease is the proper legal name and goes to file a Complaint, the Court will reject the pleading for not properly stating the parties.

So the company was formed as United Dominion Realty in 1972 as a Virginia corporation, in June 2003 altered its state of incorporation to Maryland and changed its name to "UDR". Subsidiaries now include two operating partnerships, Heritage Communities, L.P., a Delaware Limited Partnership and United Dominion Realty, L.P., also a Delaware Limited Partnership.

It's a publicly-traded Maryland corporation (Corporate Number D07353964 formed on May 2, 2003) (NYSE:UDR).

What a tangled web they weave!! Sort of throws up red flags when you dig into it.
