Good and bad

I am finishing up my 15 month lease and plan on leasing for an additional 15 months, but there are problems that people may want to consider.
Bad
1. Maintenance has become less responsive since I originally moved in. There is what looks like a leak in the ceiling (on the top floor of my building) and I have notified the leasing office of this issue. However, they have done nothing to remedy the problem and I am concerned that mold and future leaks may occur in the future. However, I have nothing in the immediate area of the ceiling so if something does happen, I won't lose anything so it's their money to lose.
2. Management has gone down hill since I moved in. The original team at the time of move in was very friendly and helpful. However, the new staff seems to just show up to work and charge time rather than do anything. Plus, the property manager comes off as very snide and I get the impression that she feels that she has more important things to do than to listen to resident issues.
3. The rental rates have risen to exorbitant levels. My original rental rate for my 15 month lease was $1131 (not including pet fee, tv, and garage) for a 3rd floor 1 Bed/1 Bath apartment with a loft. My new 15 month lease is $1361 (less pet, tv and garage). Thats a 20% increase. No other apartments in the area have risen that high that fast. I'm not sure if they are trying to price themselves into a "Premium" bracket or what, but the service and amenities have gone nowhere to justify an increase that high. Plus, they are now REQUIRING that you carry renters insurance to sign a lease. Not a bad idea to have to begin with, however, its a bit heavy handed and just another way to pass off their insurance costs onto the renter.
Good
1. The landscaping is relatively nice. Especially during the spring and summer. They do a good job of keeping the grass mowed and the walkways clear (with the exception of the residents who refuse to clean up after their pets).
2. Pet friendly which is sometimes at a premium in the area.
3. Parking is normally good. Rarely do I get a bad parking space and now with a garage, I never have a bad one.
All in all, if you can manage to snag an apartment without maintenance issues, have no need to ever talk to management, and make enough to afford rent, this place isn't too bad, but there are better places available in the area.
