My husband and I moved in here in June of 2003. Everyone in the rental office was courteous and helpful. Within a week of moving in, we completed our "move-in checklist" and submitted it to the office in order that they could complete the needed repairs. About 2 days later, a maintenance man came to our home and fixed 1 thing in the apartment and told us that he would need parts for the other 3 or 4 items. He said he would get them and then return later in the day. In July we inquired to the office about the status of these parts as the maintenance man had not returned to repair a falling door and the rippped screen. We continued to inquire about these items through December. Finally, my husband and I bought a roll of screen at the home repair shop and fixed it ourselves. In March, a different maintenance man returned to repair the fallen door. They do an awful job of cleaning the parking lots and sidewalks. We had a great deal of snow this winter and every time the parking lot contractor would push the snow against all the curbs and even if the sidewalks happened to be cleared (by cleared, I mean running a snowblower over the sidewalk in one straight line), a path was never made so one could get into the parking lot, even at the handicapped ramps. So, you had to climb over a wall of snow and ice sometimes 2.5 feet above the curb. They never put down any ice melt or sand. My husband and I would put down kitty litter at the entrance to our building for traction. The lights in our building's hallway do not come on until well after it is dark, dispite repeated complaints. The parking lot is does not have enough lighting, even when all the lights are lit. Frequently, however, the bulbs are burned out and it takes them about 2 or 3 weeks to replace them after they are reported.
Frankly, the problem is that they are understaffed. For a number of months, they only had 1 leasing agent and 1 maintenance man (who did the repairs and turned over apartments) for well over 200 apartments. We completed a survey in August and they just sent out a letter revealing the results of the survey. They finally realized that maintance is a problem and that jobs were not completed and were not followed up on. I haven't seen any changes thought.
The apartment is good sized and if you're okay with maintenance problems and inattention, then I guess this place is okay. But, when I lease an apartment, I want to know that the place will be properly taken care of. It says in our lease that they will perform preventative extermination service every other month, they haven't done this even once since we've been here. We are on the first floor and our bedroom floor is below ground so now we have ants. We changed our furnace filter going into winter and the record on the furnace stated that it had not been changed for 4 years! By the looks of it, I believe it. This is the most affordable apartment in Ashburn that is not income contingent, but I would look elsewhere if I were you.
