Apartments: fantastic, Complex: nothing fancy, Staff: could be better

I moved into the Arbors back in late 06 and I have to say that the apartments are FANTASTIC! I looked around for about 2 1/2 months (no rush to find a place as you can tell) and ended up looking at 12 different complexes in the route 7 corridor from Belmont Ridge Rd south to 267 over to Cascades Pkwy and was stunned of the quality of the apartment for the price they offered. The apartment I selected was the 1 bedroom with 867 sq. ft of living space (smallest they have). It has a HUGE master bedroom 15x 11 ft I think, a living room, Laundry room, dinning room and kitchen. The kitchen comes with GRANITE counter tops (other places I looked at came with that linoleum material), stainless steel appliances (fridge, stove (gas) dishwasher) with under counter sinks and the faucet is one of those with a pull out hose built the faucet head. The Kitchen has a breakfast bar that opens up into the dinning room (no wall blocking the kitchen which I think is a plus). Kitchen, laundry room, and entrance all come with ceramic tiles. All rooms have 9 foot ceilings, with 6 foot windows and 2 inch white blinds, and the living room dinning room have crown molding. You also have the option of gas fire place which I have and it is great for winter (not so much summer cause it does put off good amount of heat). Some other useful things to note, current tv/internet provider is Comcast, although there might be a chance of getting Verizon Fios in the next 6 months. Phone is Verizon. Power is Dominion, and Gas (runs stove, heat, hot water and fireplace) is Washington Gas. The deck is also a plus because instead of like most places where it is a straight rectangle, here they bumped it out so it has an extra 2-3 feet.

Grounds is so-so. Plus side is that there is woods running throughout the property so if you get woods side you get some good shade (price increase). There is no picnic\BBQ area available 24/7. They did recently get a grill but it is in the Pool area and Pool is open from 10:30 am to 8:30 pm ( pool is small but it is not very crowded at any time and there is a baby pool). Standard weight room available 24/7. They also have a playground on site that is kept clean. They have dog pickup stations but the bags have yet to be refilled (been empty since I moved in 6-months ago). Also a Car vacume (.50 cents) and hose is available to wash your car). They also have detached garages available. Lighting in some areas could be improved (they have overhangs on each side of the building with lights where you enter the stairwell, but majority of the bulbs do not work) but it is manageable.

Surrounding area is growing! Right across the road has a variety of resturants and Safeway, 3 minutes down the road is Harrris Teeter and 5 minutes in the other direction is Giant. They have recently opened a new movie theater in Brambleton about 15 minutes away.

So I have provided you a pretty happy review, here is the sore spot. The staff is not that great with communicating with their residents. First let me give huge pat on the back to Maintenance. I have had great experience with them and issues have always been resolved within a 24 hour window. Now on the other hand, if you have a question other than maintenance, better be patient. My experience is I will ask something and if it means they will get back to you, usually you will not hear back from them. I am a patient person, so I would ask a question and wait 2 weeks, won't hear any response, go ask again, wait another 2 weeks then finally I usually can get a response the next time I ask. This has happened to me 3 times. Like I said this is only non maintenance items so it is what it is.

Another downer is the pet policy. You can have up to 2 pets. For an animal larger than 55 lbs, there is a 500 NON REFUNDABLE deposit. For under 55 lbs there is a 300 NON REFUNDABLE deposit. If you have both there is no price break so if you have a small and a large animal it is 800 bucks! and even worse, 2 large animals you are looking at a whoppin 1000 BUCKS! Then there is a per month fee of 35 for large animal and I believe 15 for small per animal. Yikes...

So with all that being said, would I still around, I believe so. Like I said the apartments are great, the maintenance stays on top of maintenance requests and the price is fairly reasonable.

Doggie pickup bag stations restocked! Wahoo. Now just working on fixing the lighting on the property. I've also seen an improvement with the staff.

I agree with everything said here with one exception, my experience with the staff has been great and they are always willing to help, especially megan.

I agree with the last problem, I really like the property after coming from another property nearby (Southern Walk) The staff here has been friendly and eager to help you. Megan even remembers your name....great plus being as though there are several residents. Maintenance has also been really great. We've been here going on 2 months and the experience has been far better than with our old property.
