Great place to live, but way too expensive

**Update July '08: I moved out in June, and a couple of weeks ago found out that I'm not getting any part of my deposit back - in fact, I owe $90. Part of that was a $35 charge for a cheap knife set I accidentally left in a hard-to-reach cabinet. I had over $600 in deposits for my apartment and was extremely careful to clean and repair everything that I needed to, and throughout the term of my lease, I was a very clean and responsible tenant. I even spackled all of the little thumbtack holes I had made, to avoid the "$2 per hole" fine. Among other things, I was charged for a "light cleaning" of my fridge, even though I specifically remember cleaning it "one more time, to make sure" just before I walked out of my empty apartment. I understand their policies, and I understand charging $300 for a new carpet, but seriously I feel like I've been nickel-and-dimed. Just keep this in mind before you sign the lease.**

My original review, written May '08, which I still agree with:

I've lived in Foxridge for about 10 months now, and I am moving out in June.

I would love to stay, but rent is absolutely ludicrous. I live in a 1-bedroom with my 2 cats, and altogether I pay $654 a month. Without the cats, it'd be $634.

The pet policy is just okay - There is a $100 pet fee for each pet, plus a $200 pet deposit for each pet. Pet rent is only $10/month per pet. There is a maximum of two pets allowed per apartment, and there are dog breed restrictions, as well as weight restrictions. Your combined pet weight can't exceed 60 pounds. This pet policy isn't the best in town, but it's certainly not the worst.


I have nothing but kind things to say otherwise. Maintenance is available 24 hours a day, and every maintenance worker I've met has been extremely friendly and sometimes a little chatty. Ample notice is given ahead-of-time before any workers come in (usually 3 days in advance), and when they arrive, they always knock before entering.

My kitchen is huge, as is my bedroom. My full-size bed and large desk fit very comfortably. My cabinets and appliances are all modern and work well. Windows are HUGE and I get lots of light in my apartment. All the carpets in the community are in very good shape, and are replaced after the last resident moves out if there are any stains.

That said, Foxridge is very picky about their carpets, and as a resident you need to make sure you take VERY good care of your carpet, or else you can say goodbye to that security deposit.

There is the option of paying extra for a washer and dryer in your apartment, but NOT for 1-bedrooms. In the basement of each building, there are two washers and two driers. One load costs $1 for each machine. The laundry room is well-maintained.

Parking varies throughout the neighborhood; the lot in front of my building was always empty, but the lot at my friend's building was constantly packed. Also, no permits are required. That's good for your visitors, but bad for you during the VT football season.

Walls and floors are very thin, but overall my personal noise experience has been good. My next-door neighbors sometimes like to scream at each other, and in those instances I can hear them clearly. Also, I can hear my downstairs neighbors playing Guitar Hero all the time, but I think that's just because they blast it. Other than that, noise hasn't been a problem. My friend in another building lives below a 4-bedroom unit, and she hears noise from their parties all the time. She would say the noise here is awful - it depends on who your neighbors are, and how sensitive you are to noise in general.

Grounds are gorgeous and well-manicured. Trees and walking paths are everywhere, and it's a great place for dog owners. We also have two well-maintained swimming pools and clubhouses.

Foxridge advertises that it is walking distance to campus, and if you already live in Blacksburg, you know that's stretching the truth. I've walked there, but it's a workout, and that's just going to the outskirts of campus. (About 1.5 miles just to get to the Duckpond.) Don't expect to walk to class. With a bike, it's manageable. We do have lots of reliable Blacksburg Transit stops, too.

Foxridge's location in general is kind of out-there, so if you have friends in places like The Village, Clover Valley, or other places around downtown, you'll need to drive or take the Transit.

In the last place I lived, I had big problems with cockroaches, but in Foxridge the worst bugs I get are small spiders - and I only see those once in a blue moon. Maintenance exterminates 2-3 times a year, also.

Most complaints people have about Foxridge are a little ridiculous, because EVERYTHING is explained in the lease. Just pay attention to your lease, and you won't be unpleasantly surprised by anything.

Foxridge provides a move-out checklist that shows you exactly everything they are going to charge you for, and how much they are going to charge. It's a pain in the @$$ but honestly ... there is no excuse for not cleaning that stuff. It even tells you when to have the carpet cleaned to avoid carpet cleaning charges. So if you don't read it and get charged then that's your fault. I got every penny of my deposit back when I left.
