This place is all about taking advantage of college kids. They have a fee for everything! Be sure to look at the move-out list in order to get your deposit back. Might as well kiss the deposit goodbye! We cleaned the apartment for two days, replaced the blinds (they required them to be perfectly clean), cleaned the carpet and even touch-up painted the walls and they sent us a bill for over $1000 to replace the carpet which was old when we moved in! We lived there for two years and they said that a few stains is not normal wear and tear! We even listed some stains and a gauge in the entry vinyl on the move-in list and still are charging us for it. They are unreasonable! If you have a pet, forget about it, they're going to charge you for new carpet no matter what! Stay away! We live in an apartment now that the management is nice and don't expect the place to be better than when we moved in. If you do move here put carpet in bad condition on the move-in list and note any little mark on the wall, cabinets, etc. Good Luck!

From someone who used to live here and in several other complexes: Make sure you do read the entire move-out sheet that is sent to you and follow the tips very carefully. Also have your carpet steam-cleaned within a month of move-out date. Be aware if you have a pet that has urinated frequently on the carpet, if there are bleach stains on the carpet, or if the carpet is torn up, the carpet will have to be replaced and unless you can make the case that it was horrible at move-in (with pics to prove it) you will likely be paying thousands of dollars. This is true of FR and anywhere - take the best possible care of that carpet and don't expect "but it looked old" to fly as an excuse not to take care of it. Don't assume that other places are going to be any kinder to you when you move out. You will be in for a rude surprise.
