Our "quiet," professional/grad student building is right across from undergrad buildings, and their parties, hooting and hollering, and conversations on the balconies are a big problem for us. We have been prevented from sleeping many nights by loud music, firecrackers, you name it.

Within the building, I can hear the floors creak (I can only imagine the noise if you aren't on the top floor), other people's TVs and phones, and sometimes conversations.

Dog waste is all over the property. The management staff never walk around to see what people have on their balconies, if there's trash in the hallway, abandoned cars in the lots, dogs well over the weight limit (which means more mess!).

My carpet was unacceptably soiled when I moved in. I get the impression they charge people for damages and then don't fix them. (You are legally entitled to a receipt for moveout fixes. Ask for it!)

In a year they've only changed the central HVAC filter once (the cheapo ones they use are supposed to be changed monthly), and it's a size I can't find on my own.

UPDATE: When we moved out, they failed to give us interest on our deposit, which is the law if they've had your deposit 13 months or more. They gave it to me when I pointed out their error, but I feel like they regularly cheat tenants out of their interest money because most people aren't aware of the law.
