Worst rental complex EVER experienced - Do not rent from ANY Grady Management property

Being former military, then a dependent, and now a federal government employee, I have lived in many places, both foreign and domestic. Lee Overlook is unquestionably the WORST rental I have ever had to endure. Why' Oh, where to start'!'
Shortly after I moved in, the upstairs neighbor's shotgun discharged through my ceiling and left a softball size hole in my ceiling and did minor damage to my personal property. The neighbor did not want it reported and had not told management or anyone about it. When I called police and told the apartment management, the neighbor got angry. Police had to be called the next night after I listened to him immaturely stomping back and forth for hours.
When maintenance came to clean up the mess, they first put a piece of cardboard and blue tape up on the ceiling... just covering up the hole. When they did FINALLY come back to drywall it, it was rounded and not flat like the rest of the ceiling. After complaining to the new resident manager, it was finally properly repaired.
The upstairs neighbors are neighbors from HELL. They are very disrespectful of those around them. They (I say that loosely... it is generally the "male" of the house) are out on the balcony whooping it up at all hours of the night, screaming at his wife in very explicit language, stomping and slamming doors. Music blares sometimes. Keep in mind, these noises "blare" and vibrate my walls. I have had my belongings fall from these vibrations and break. When I say the music is LOUD, it is LOUD. I could stand OUTSIDE MY apartment on the first floor and hear their music, word for word. Then, you have their dog. I'm sure it is a very sweet dog, but it isn't sweet to hear a dog running back and forth all night and them dropping things that sound like dumbbells at all hours of the day and night. There is a weight limit on dogs, and I am sure their dog exceeds 30 lbs., but management hasn't done anything about it. It's not disturbing their peace, so they don't care.
So, that's the deal on the neighbors from hell. But you should also consider some of the other folks that live out here... TRIFLING, GHETTO, people. While there are some respectable families/people renting here, the other half is just plain NASTY. Leaving trash all over the place, even when trash bins are empty. Letting small children play out on the sidewalk, unsupervised, wearing nothing but a diaper. Young kids walking around inadequately dressed and having to eat uncooked ramen noodles. You name it... I've seen it all. This place disgusts me.
Next, management. Management here is the root of all of the problems out here. In the 11 months I have been here, there have been four different resident managers. You go to talk to one about something, nothing ever gets done because the next time you go to talk to them, they no longer work there and the new person has no clue about the issue(s) at hand. Management has sent notices to folks who don't deserve any notice, doubled water bills when they feel like it, and negated on spoken understandings with tenants. It is appalling.
Since living here in this HELL, I have had to deal with the following:
- shotgun through my ceiling
- locked out of my apartment because none of the keys I was given unlocked my balcony door... I ended up having to jump from the second floor and being on temp disability for 6 months
- never any hot water... about 15 or 20 mins. in the morning and another 15 or 20 mins. in the evening. My daughter and I have to alternate shower times and finding enough hot water for some laundry and the dishes is a real headache. I was told the hot water heater element would be replaced... it never was.
- Loud neighbors and their dog that have caused me to lose sleep and work hours and coused damage to my property. Yes, despite numerous complaints and at least four police reports, these people continue to live there.
- Management waived a late fee after daughter had expensive dental bill, but two months later, after they found out I was not renewing my lease, sent me a letter requesting the fee. I paid it, but I will be filing complaints with county offices. I e-mailed corporate and received no response. No surprise there.
- Trash overflows into the street/parking lot.
- Bees build hives on your balcony in warm weather... so you can't be out on your balcony to enjoy the day.
- Doors in apartments don't all have regular door handles, so you can't even close the doors all the way.
- Walls are paper-thin and floors creak and squeak.
- Was promised $300 Circuit City certificate when moving in, then management lost it. Waited 6 months, and then told to go ahead and deduct that amount from rent. Now I know why they have to offer such specials.
- Asked to be let out of lease multiple times, first being after the shotgun incident. I am a single mom to a 7 yr old. They would not allow me to vacate my lease, even after our safety had been jeopardized.
And why in the world'''' Even though my lease EXPIRES at the end of March, they've said I am still required to give 30 days notice. I don't get that. I am under no contractual obligation when my lease expires, so what do I have to give notice for' One of the dumbest things I've ever heard.
I know you may be thinking that no where could possibly be this bad, but I have factual evidence to confirm it all. Pictures of the shotgun incident, of the leg trauma endured when forced to jump, of the trash overflowing into the street. I can also obtain copies of all of the police reports. Wish it were all a bad dream... cause that is what life has been here... one, never-ending NIGHTMARE.
You want to rent here' Go ahead. But I warned you. You can rent in MUCH better places. I am leaving the second my lease is up!! 6 weeks and counting. Cannot wait!!

I am a resident now at Lee Overlook and nothing this man said doesnt surprise me. My first bad incident was with my neighbors below they beat on the celings because I am having company now I cant help that the floor is paper thin and it was never late at night I am respectful but try Christmas eve me having about 8 friends and kids over never again I was so embarassed by there ghetto ways beating on christmas eve so ghetto have a heart. My second issue for a long time was the roaches ewww dirty people moving in and out I had roaches after being there for 3 years and not having none finally they fixed that problem when I found the problem behind the fridge a hole where roaches were flowing rapidly in my apartment. My 3 big issues was also unexplained charges that are water bills or whatever whenever they decide same as the guy before. I am putting my 30 days notice in it is quite rediculious really
