GENERAL REVIEW 2008 to 2009.

APT COST-VALUE is POOR.


UTILITIES-- The water/sewage is billed directly by the rental office. THEY ADD THEIR OWN ADMIN FEE! Our average is $40-55/mo.
Frequently, the WATER is shut OFF for hours, up to a day for repairs. There's NO warning, NO notices on doors, in person or telephone directly to tenants.


INTERNET/PHONE service-- SLOW INTERNET -RESTRICTED to "Cavalier" (you are Captive). "Cavalier" is expensive and unreliable. It takes about 1-2 hours (on hold) to get through via telephone. No other options, because apartment owners have exclusive blanket contract with this Co. This is a violation FCC regulations, denies you of the other available choices.


CABLE TV-- (you are again captive) service is included in the rent, with one choice of line-up for all. High-Definition is NOT available. The cable TV service LEVEL is NOT SPECIFIC in the lease. ...Therefore, it can be REDUCED AT LANDLORD'S WILL.


HVAC systems are poor. A/C DOES NOT REACH EVERY ROOM!
The dishwashers are poor quality - don't clean well.


OFFICE STAFF-- is courteous, but you always feel like you are being "handled".
Problems are promptly addressed.


MAINTENANCE STAFF-- do not complete items in a single day.
Repairs sometimes are delayed, minimally performed, sloppy, ugly patch jobs.


HEALTH HAZZARD-- The grounds(cars) is blanketed everywhere in (dog size) waterfowl/goose excrement, that never gets cleaned up. Lawns, PLAYGROUND, and seating areas are ruined and unusable for the residents. THIS IS A BIG PROBLEM.

*** THIS IS A HEALTH HAZZARD TO CHILDREN.***

The property has a pond, but large quantities of large nuisance birds are attracted by the daily mass-feedings by a couple of residents. Management allows this practice, ignoring the on-going complaints of residents.
Always, watch where you step walking to you car to clean off the daily droppings.


SAFETY-- Access to property is in all directions and close to highways....IDEAL CONDITIONS for robberies, apt break-ins, car theft. New outdoor lighting was finally installed, after many complaints.
