From the day we set our feet into this apartment there have been bug infestations and maintenance issues.

Both of our bathroom sinks leaked underneath the cabinets and the master toilet constantly backed up leaving our floors flooded a few times. We had maintenance out here on several occasions before everything was replaced properly. Our a/c broke several times and we waited weeks for that to be replaced correctly too once it finally froze and leaked from our ceiling. With temperatures reaching over 80 degrees in your apartment when the temperatures outside hit 100 in the summer, it is very uncomfortable. Occasionally, we still have a/c problems.

We've also had a gnat infestation from day one. We are clean, do not leave food out or leave doors and windows open, and keep all drains covered when not in use. We've had maintenance pour chemicals in the sinks as have we, we've tried fly papers and the vinegar trick and still they fly in numbers into our faces and food while we eat. Recently I suggested they replace the weather stripping around the doors because I noticed holes that may be the reason for the bugs entering so we'll see what happens. I taped the doors myself and that dropped the amount of gnats tremendously.

The apartment sizes are a little small when you have a family of four in a 3 bedroom. The linen closet size is almost non-existent but the bedroom closets are decent. Parking is always pretty good and the neighbors are overall pleasant though I would prefer not having to listen to their radios after 3 a.m. or people running, screaming, and sitting in the stairwells sometimes even after midnight. Some of the drivers really need to watch their speeding around here with so many children in the complex.

The staff has a friendly attitude and often does community related activities. The pool is always clean though it is currently closed for the season. There is a playground on site though the close proximity of the trash dump can smell at times. In the back is a lake. The other day we went over there and were eaten up by mosquitoes and also spotted a water moccasin snake.

We'd like to give this place another shot at making our experiences here more enjoyable with the maintenance issues at a hopeful end. We'll see how the next few months go.

I lived in Arbor Lake apts. for 5 years and had all of the same above mentioned problems. The bugs are horrible!!! The maintenance team is also horrible! Lonnie (the head of maintenance) is sooo slow in getting anything done and I doubt he has any education in fixing anything. He's probably a high school drop out and they don't have to pay him much. I also had the same problem with the toilet in the master bedroom. It was constantly backing up and was never fixed correctly the whole time I lived there. I've seen many employee's come and go while I was there but I must admit that Luke has to be the worst! There were also a LOT of break-ins going on constantly and nothing ever done to solve the problem!
