I recently moved from Grand Oaks back in Oct because my rent money was lost/stolen! I placed the money in the rent deposit box in money order form enclosed in an envelop that contain my name, phone#,and address. Only one of the money orders were placed to by account in the amount of $215, but the money order for $500 was never found or placed to the account. I took the receipts of both money orders so that Toni Jackson could make copies and she stated that I would have time to trace the money order! Well that was a lie and they processed a non pay of rent and sent me to court. I get to court and the attorney was available but I never got a chance to tell the judge what happened because the attorney asked us to step outside of the court room and told us that even if we did pay the past due balance that there was still a chance of being evicted and that we need to speak with Jessica Stevens. I went back to the complex to speak with her and she had closed the office for the day. I came back several times to speak with her and the office had change their hours and she still wasn't avail. to speak with. So I call legal aid and went to speak with a representative from Social Service. Both parties stated that it was too late to take legal action but I should get 12news to come out and do a story. So long story short if you are a current or prospective tenant of Grank Oaks MAKE SURE you hand your money to a person DO NOT USE THE RENT DEPOSIT BOX IT IS NOT RELIABLE! ALSO REQUEST A RECEIPT TO SHOW RECORD OF PAYMENT OF RENT.

Although I have never rented there, I had a similar situation at one place years ago. I always paid by check and usually took it in to the office, but got home late from work so I folded the check up (just 2 folds) and put it in the drop box. Well when the late date came along, i got a notice on my door saying that my rent was past due..blah blah blah...so I called them and told them that I put it in the drop box the night of the 31st (this was now the 6th), she told me she emptied the drop box every day...I told her to check it again, she called me back the next day and said it wasn't in there and threatened to take me to court if I didn't have the full rent plus 15% in before 6pm. I got there before 6pm and told her I wasn't paying anything--she told me to stop payment on the other check and write her a new one (which would have been more money) so I asked her if she would take me to the drop box and open it up with me there, she said she wouldn't so I called the property director on my cell from her office and she ORDERED (haha) the woman to do what I asked---sure enough, there was my check and 2 others (that were folded) kind of stuck in a corner (the mailbox was damp)...she never even apologized (the director did though) so I never, unless it is an emergency, put my rent in those boxes anymore.
