The Good, the Bad and the Ugly

When I moved in, I loved it here. It was well maintained, comfortable and has a great location. A year later, I love it less now but haven?t found a better fit so I renewed my lease.
The Good:
In all honesty, my experience with the office staff has been great. Recently promoted to property mgr. (Fawna) is always helpful. I was unsure if I wanted to renew my lease and she gave me an extension to decide. Then we basically took care of it over the phone since I was out-of-town. She was also very helpful when I first moved in, suggested a better unit, referred a great mover, etc.
Management is very flexible in letting you do things such as get satellite. I wanted to have the den wired for cable and they allowed me to break through the walls rather than run cable around doorways and such.
Maintence requests have always been responded to within 24-48 hrs, usually 24. I?ve lived in condo?s where you pay association fees that didn?t have maintenance as responsive as here. When we had the big snow last winter, one of the maintenance guys dug my car out for me and wouldn?t accept any compensation.
For the most part, my neighbors have been quiet professional people. Usually willing to help each other out. Once in a while someone will have a party (grown-up parties not keggers) but within reasonable hours.
Trash is out-of-sight has never been a problem, even around the holidays.
The apartments are very roomy. My bedroom is HUGE and the den is larger than most bedrooms in other complexes.
The Bad:
Parking really is a problem although I think it?s been a little (not a lot) better since they implemented the new parking policy.
The kitchens and bathrooms are really dated and in desperate need of renovation. The appliances are old and not high-end to begin with. Corporate policy seems to be, as long as the units are renting there?s no reason to invest any money in them.
Recently, management sent around a lease addendum wherein the tenant makes himself financially responsible for any damage due to mold and mildew and holds the company harmless but offers nothing in return. (I think they had a problem at another property and this just a CYA thing.) I refused to sign it, then got a message saying that if I didn?t sign it I?d be asked to vacate. Needless to say, I haven?t signed it nor I have I been evicted as I have a lease! But I do appreciate the strong-arm tactics...
The Ugly:
The breezeways are always full of leaves, cobwebs and occasionally trash. The landscaping is very neglected. There were bushes encroaching on the walkways, tree branches hanging low enough to touch cars and bald patches in the ivy. When I called about the overgrown bushes they took care if that right away. But since I didn?t mention the other things, I guess they remain blind to them.
Given that they?re allowing the apts and grounds to run down and still raising rents (mine was raised $60 - it was originally $105 but I got a $45 break for lease renewal) I will probably not renew again.
That said, I wouldn?t warn anyone away from the property. It?s okay.
