There are good and bad things about this community. In my efforts to give a fair review, I would recommend you consider what you are looking for in an apartment and judge for yourself whether this is a good place to live.

Pros:
- EXCELLENT location. Close to Fair Oaks mall and several strip malls.
- I have a renovated unit so the kitchen appliances are all new, but the bathroom (especially tiles and bath tub) and washer/dryer need MAJOR upgrade.
- Quite, never have problems with noises. If you like keeping it to yourself then it is the place for you.
- Maintenance guys are great - knowledgeable and quick to response.

Cons:
- Outrageous utility bills (water and electricity, no gas). As mentioned in some other reviews, electricity is expensive during winter months. To give you a specific example, the electricity went up 40% from the summer when I only keep my heater on at 70 degrees and only turn it on in the evening. The water company sometimes uses "estimation" when they can't get a reading on your meter, doesn't make sense and I end up getting overcharged regardless of how they put it. NOT an energy efficient place.
- Parking can be a problem, after around 7pm it's harder to find a space. $50/month for a reserved space is not reasonable.
- Property doesn't have a gym (but there is a nature trail). It's currently building one I believe, but who knows how long it'll be before that's done.
- New lease will be $100/month higher, that's the most expensive I've seen. Other apartment I used to live in raised the rent by $20-50/month at the most.
- Management/office staff are average, some of them need a training on customer service (but better than the previous management company).

I also have noticed a little higher electricity bills. There is a draft coming in from my balcony door but I have invested in a draft blocker to put there. I also do not have curtains yet and I imagine that would help. Also, when I first moved in, the last person had not closed the windows as much as possible and I didn't catch that for a couple weeks. When you go in to tour any complex, i would recommend feeling around all the windows and doors, no matter how wierd you may feel about doing so and see if a draft is fixable. You do pay water here but that is cheap. Mgt i think has switched hands since this review was written btw.
